Just returned from 2 nights at this fantastic site!
We were a group of families staying on 4 pitches with 3 tents and a caravan, 8 adults, 7 children and 4 dogs. I telephoned the site to book because we wanted to be on pitches together and I spoke to Pablo, the owner, who was so helpful and accommodating. He even emailed me a site map so that we could see where our pitches were.
We stayed on the pitches with electric hookup that allowed campfires. The campsite was very quiet when we stayed with not many people actually staying on site although quite a few caravans about that I'm assuming are there for the season. Even if the site was busy I can't imagine it being a noisy site.
The pitches were situated right next to the immaculate toilet/shower block and we never experienced any disturbance from people passing us to use the facilities.
There were 2 showers in the mens and the ladies along with 3 toilets in the ladies (not sure about the mens toilets). There was also a disabled/family bathroom that not only had a shower but there was a baby bath and a childs toilet seat. Enough room in there for a family to wash together.
On arrival the man in the shop was very helpful and explained the gate locking early to us but we didn't bother getting a key because had no plans to venture out after 8pm and we ordered a campfire.
We were then met by Karen and Jack, the site wardens. What can I say, this couple were so welcoming and friendly! They are an asset to the site. We followed Jack to the pitches where we discussed what accommodation we had and he advised us on the best way to pitch. Our pitches were huge and flat.
We took our new purchase of a caravan to try it out and left our big 10 man tent at home but even our tent would have fitted on the pitch with loads of room left!
I was talking to Jack about we had thought we might get a takeaway from the local town just up the road so he went and got me some leaflets for places without me asking. Service like that is hard to come by nowadays so it was a lovely change, he couldn't do enough to help!
The campfire arrived to our pitches quite quickly. From reading reviews on here we knew it would be an old washing machine drum but it still made us laugh. What a great idea!
On the Friday and Saturday nights we had campfires. This really made our weekend the best camping trip we have ever had! We even managed to cook jacket potatoes on the fire by standing them around the rim of the drum and of course we cooked marshmallows on the fire.
The playpark entertained our children for the whole weekend so we never saw them much. It is geared for toddlers really but our children were aged between 9 and 11 years old and managed to make new friends and build in the sand and just be children using their imaginations.
There's some goats and chickens, which the children loved. They did escape on the Saturday night but our children went and found Jack and Karen and helped to rescue them.
Can't think of anything bad to say about this site really. I guess if I was being picky then a shelf in the shower cubicle would be handy but we managed without one.
The site isn't as large as I'd imagined going by the map and website but this made it even nicer for us because we prefer smaller campsites. It's not the cheapest site but worth the price to be able to stay somewhere where you can have a campfire.
Will definitely be returning to this site with the same group of friends next year because we enjoyed it so much. Wish we could go every weekend!

Had five nights in a tent here the week after the school holidays had ended, so it was generally fairly quiet. I opted for a tent with no electric hook up and had plenty of choice of pitch with lots of flat ground available. Both the shop staff and the warden were very friendly and helpful on arrival- it was useful having a well stocked shop which was open early each morning.
I used the campsite as a base to tour the area and found it was pretty well located for me to get to Cromer/Sheringham, Norwich, Cambridge and Ely- all between 20-50 miles away but easily driveable in a day.
The toilet and shower block was well kept and everything was in working order, although one morning I could not get hot water out of one of showers- the other being occupied. This was rectified by the time I came to try again. Although these facilities are of a good standard, it strikes me that only two showers in the men's, and only two WCs could lead to queueing in the busier times- I wonder if they plan to build another block?
Generally friendly and helpful campsite. It was quiet at night and there was quite a bit of wildlife around- plenty of bird sounds, and loads of rabbits, and plenty of blackberries to pick if you had the cooking facilities to use them (the blackberries that is, not the rabbits).
I'd happily camp here again.

Just spent a weekend at Yaxham waters using The Mirror camping vouchers.
We arrived when it was almost dark but were shown to our pitch by two very friendly wardens, which was a bonus as the pitch numbers are not that clearly marked.
The next day we had a walk around the site and it seemed that quite a few of the better pitches (ie. Those around the edges) were occupied by permanent pitches (possibly workmen working in the area) thus leaving tourers to pitch in the centre of the touring area.
There were only three other EHU tourers near where we were but we got the impression if it was quite busy you might be quite close to your neighbour.
The touring area towards the rear of the site was quite nice but there were no EHU points, there were quite a few 'hard standing' areas which were occupied but these were pitches that looked like they will eventually be used for more lodges.
The showers and sinks in the mens/ladies had no hot water over the weekend although the family/disabled shower was in use, but we chose to use the shower in the van. The toilet/shower block was modern and in the ladies there were two showers and three toilets also a baby changing facility.
You have to be off pitch by 10. 30am but if your pitch is free you can stay on till 4pm for a charge of £4, although this was waivered for us due to the showers being out of order.
There are a few lodges already on site which are very nice (there was an open weekend when we were there) and there are quite a few areas where more lodges will be placed.
We had a nice weekend but not sure if it will be a place high on our list to return.

Most Excellent stay, extremely helpful and nice people wardens, shop staff, and cafe staff.
Plenty of space although in late September. Within walking distance of Dereham although NO footpath, 2 mile or so.
Nice to see the trains running past down the bottom of the park for diesel weekend.
They did have problems with the hot water, didn't bother us as only stayed 1 night.
Nice toilet / shower block (although didn't use as no hot water).
Think it maybe expensive in high season as they charge for a pitch then each person! Very pleasant and would like to return.

I have just returned from a week at yaxham waters, staying in one of detached lodges by the lake.
On arrival I found the staff very helpful and polite, was given my keys and escorted to my lodge by a man in a golf cart. Was shown inside and left to admire the accommodation from the inside.
The interior of the lodge was second to none, the kitchen was well equipped with everything you would need. The living area was clean and tidy with a 42inch TV what more could you ask for.
The bedrooms were lovely with a en suite toilet and shower and a large separate bathroom down the landing next to the second bedroom. Me and my wife agree it is one of the best holiday accommodations we have ever stayed in and will be returning next year.
The shop on site is well stocked with all the essentials and has friendly staff willing to assist you.
There is a small park on site and 2 goats and chickens to keep the kids busy and a well stocked fishing lake full of small carp and rudd.

First time camping with our large tent and picked the Thursday, Friday and Saturday before the august bank holidays.
As has been written many times the wardens were very helpful. The toilet block was clean and the water whilst not scalding was sufficient.
We were lucky enough to be placed near the toilet block was great but did have its disadvantages (lots of traffic).
The camp site was friendly and lots of family's who kept an eye on all the kids having fun.
The cafe and play area are fine but near the site entrance so letting young kid wander off there was not really possible and needed an adult to keep them company.
Being a newbie to camping we foolishly assumed that the peace of the first couple of days would continue onto the Friday night. How wrong we were.
The campsite has a number of permanent pitches for go camping and the crowd of lads and ladettes who turned up on Friday night certainly enjoyed the profanity, and alcohol. The warden did try his best to keep them in check and things did settle down but hey its a bank holiday and perhaps we should have expected it.
Lessons to be learnt
1. Don't camp on bank holidays unless you don't mind group bookings for those pitches.
2. If you want peace and quiet go for the non fire side of the camp site.
Please don't get me wrong we highly rate this camp site and will definitely be returning but as we are after a family based experience not at bank holidays.

Just returned from a one-night stay at this campsite. First impressions were good; the staff were very helpful and pleasant and the shop was well-stocked and not over-priced. We made our way to our pitch which was ok but a bit close to our neighbours. The ground was flat and a little stony in places.
The site is a bit odd I felt; there are lots of empty hard-standing pitches amongst the tent pitches and lodges but not really anywhere to kick a ball around or for a game of cricket. There is play area for very young children with lots of ride-on things and some swings, slides etc, but nothing really for the over 7s I'd say.
The bins were overflowing and there didn't appear to be any recycling facilities at all.
It was nice to see the chickens and goats, but you had to pay 20p to feed them, which I thought a bit stingy (considering they'd be fed this anyway).
The shower and toilet facilities were modern and clean, but not particularly well thought-out. For example, the shower head is fixed high up on the wall, so it cannot be moved and you also have to put your towel, washbag, clothes etc in the shower with you, as there is nowhere else. It was fine for me, but for those with young children I imagine it could be a bit tricky.
All in all the stay was fine, but I wouldn't rate it amongst the best I've been to.

We have just arrived home from a 2 night stay at yaxwell waters and we would most definitely recommend it! My husband, my two boys and I were welcomed on to the site by the staff in the shop where we was given an envelope with a site map, contact numbers of the on site wardens and shop and cafe opening times, and was told about the gate locking times (we decided to hire a key for the gate, a returnable £20 deposit), we drove down to meet the wardens where they showed us where best to pitch.
The site has 2 small fishing lakes, a lovely cafe which also dose a full english (we didn't eat in the cafe but food looked nice)
the on site farm shop had all the basics that you would need and you can hire a camp fire!£15 which yes is a little on the costly side of things but I loved toasting marshmallows on it! I thought it was refreshing to be allowed a camp fire
The washing block is modern and clean, I would like some more hooks in the shower cubical, you can never have to many! but maybe I am being a little picky! There is a fab play area for the children with chickens and 2 goats to pet too!
We pitched at the back of the site on the non-electric hook up and had the joy of seeing the steam train go by( the children loved it too) the site is lovely and flat and all staff was very friendly we have even got some places to visit on our next camping adventure from the wardens.
We drove down to barnham broom and had our evening meal at the bell inn the menu was limited but the food was very nice, the land lady/lord were very welcoming and accommodated the children.
This site is well situated for exploring Norfolk. We will be going back some time soon!

Just returned from a relaxing holiday at Yaxham Waters. Lovely site with friendly and helpful staff. A bit disorganised when we arrived as thoughtless campers had pitched all over the place! however it was easily sorted, despite us having to stetch out EHU across the field.
New shower block was good and cleaned twice a day, but would have benefited from a mop being left to clean showers after use.
Kids loved the play area and visiting the animals and chickens.
Shop was well stocked with everything you would need, local produce as well, all at good prices, not expensive like you would imagine.
We hired a campfire ~ good idea having washing machine drums!
Definitely recommend this site, hopefully we'll go back again soon!

Fabulous site. Perfect for familes and groups. We stayed in a group of 3 families and had a perfectly idyllic time sitting round the campfire.
The only gripe was that the ground wasn't particularly even where we camped - we were to the side to try and avoid the goose-poo which could be an issue.
Rather annoying seeing as the yurt area at the rear had perfect lush lawns! Felt like walking through the first class section to get to cattle class!
The cafe and shop are lovely and animals give some lovely distraction for the children. The owners are lovely and I wish them every success as this is still a fairly new site.
