Just had a few days here and it was lovely. We went to just chill out and this site was ideal. A very warm welcome and no silly rules, just common sense.
The kids loved roaming about the site, watching the steam trains go past the site occasionally and feeding the animals which meant I could go and do a spot of fishing in peace. ( a few 10lb+ carp in there). The toilet/shower block is immaculate!
The shop is great with good prices. The cafe is very good. You get get the idea, the place is good. Of course there are always a few negatives.
If I was going to be very picky, Maybe a shelf in the washroom. The ground where we pitched was a little rough but we were near the new shower block so this was probably a building site not so long back.
I get the impression that the site is still being developed and they seem to be getting it right!

I was at this wonderful site over the easter break with my brother and his family and another set of friends all in caravans.
We are all seasoned caravanners and can only say this is one of our favourite sites for its friendliness and helpfulness of the staff in particular the owner and Aaron, who wheeled the logs out to us!
Ok, new shower block, lovely and warm, hot showers at any time and cleaned twice a day. You could not ask for more. I would suggest that if they were to leave a mop and bucket outside the showers, it might encourage people to mop up a little of the surplus water but seeing as they are cleaned so often, it was never a real problem.
The only time they were a little worse for wear was from the inconsiderate people who thought it was ok to leave their mess up the back of the toilets without using the toilet brushes left for them. Shame on them!
The cafe is staffed by lovely ladies who are so polite and efficient, they would put some high class restaurants to shame! Lovely food, reasonably priced, just lovely. They even provided a large TV so us campers could watch the royal wedding!
The farm shop is just what you would expect but with some lovey bbq packs and local produce always available. Again reasonable prices and there is always something nice to tempt you.
The fire pit idea of a washing machine drum was a great talking point and very effective. It really made the evenings for us all and every evening we sat up until the small hours just talking and toasting marshmellows over this wonderful fire. For the princely sum of £15 you got your drum and a barrow load of logs, firelighters and kindle. Of course, when anyone left, they would offer their wood out to anyone who wanted it.
I had a problem with my jockey wheel and Aaron spend a couple of days trying to find a solution and eventually it was fixed. Nothing was too much trouble for him or anyone on this site.
We had a a mix of ages, from 6 to 74 and everyone just loved the relaxed atmosphere of the site, the friendliness of everyone and the early morning flying geese!
Just a mile down the road is a large tesco, an hour away in any direction and you can be either in the broads or in Norwich, or yarmouth. So, be prepared to have to drive if you want to explore the local area but its well worth it. Wroxham a must, and even a little further is sandringham!
I could go on but would most likely bore you silly, but if you want a nice relaxed site where you are left to your own devices if you want or it you need help, its there!.
Will we go again, yes, already booked.

What a strange place, mostly being used by contract workers in Balfour Beatty vans and our first evening barbecues entertainment was the sight and sounds of rabbits being shot only yards from us!
Could be very nice, tidy shop, playground, Put caravans sale somewhere more smart and store caravans in separate areas.
Dog walks Dog bins local info and more tree planting landscaping.
Hopefully with more care and vision things will improve !

Once again, chose this campsite because you can have an open fire.
Was a bit surprised to be given the drum of a washing machine to light it in. But whoever thought of this - Genius!
Family field looked a bit crowded but wouldn't expect anything else on a Bank Holiday.
We were over the back in the Countryside field, nice and peaceful and not too busy.
Very well stocked shop on site, helpful staff, nice bogs.
Very impressed, would stay again if we were in the area.
40 mins to Wroxham for the Broads or to Cromer to buy some fresh crab.

Camping can not get any better than this. Met Shane the owner of a Luxury Yurt and Tipi. He greeted my party with 2 bottles of chilled wine and did a run through of how things worked, like the wood burners, BBQ's and fire pits.
The setting was stunning all the blossoming trees had tea lights. Everything was catered for. All you need is your bedding. There was coal, wood, washing up liquid, matching crockery sets, tea, coffee, bbq, even wooden floors and sheep skin rugs in both the Yurt and Tipi in fact there was everything you need for a stay. We were even given a large bowl of freshly laid eggs.
The showers whilst not many were new and clean. The farm shop was yummy. Lots of lovely jams and chutneys and people in general were very friendly.
There is no question I would again. It's well worth another visit camping in luxury just went up a gear. Don't have children so can't comment on what facilities are like for them, but we ended up taking a 35 minute drive to Wroxham where we caught a boat trip, had some wine and enjoyed the afternoon.

We spent a night here in Sept and its a great little site. Really easy to find. Nice farm shop and cafe, and pitch ok. No problems with geese or poop, but they were only their briefly. I suspect most had already migrated?
We camped next to fishing lake and spent a great evening catching loads of small roach and rudd. It was VERY easy fishing, and would be great for kids to learn (that are aware of the dangers of the water - my 2 year old needed constant supervision as no fencing etc, but we were warned by staff on booking and arrival). You could literally catch a fish on most casts. The float would be in the water just a few seconds and fish would just jump on the line. As the evening wore on (and after dozens of Roach and Rudd (and some nice 1 and 2lb carp) I switched to a huge boilie just to try and target the larger carp that exist in the lake (not many though I'm told) and have a rest! A relaxing few hours passed with a few big takes, but nothing solid. Wine and a camp fire though rounded the night off nicely.
Only negatives were the loud music played in adjacent field, but this was just a party, so bad timing I guess and the poor breakfast in the cafe. Great cafe decor, good coffee, nice cakes but breakfast was ruined by cheap ingredients (cooked to perfection though, just difficult to get a cheap sausage to taste good no matter what you do!)
Will definitely go again, will just cook own breakfast next time!

I appreciate how Yaxham Waters left the impressions it did on the previous reviewers. I especially refer you to Fairweatherguy’s in-depth description of August 2010 which is quite representative. However, the feel of the place suggested to me that a considerable amount of money had been spent, and the site was still under development. Once you get past this there is little to wrong with it.
Yes, some areas can get muddy. Yes it is a good idea to check the gate locking times. The ponds do add character to the site, so families with children will have to exercise the obvious precautions.
Cannot quite understand the previous reviewers’ cool response to the facilities block. I wonder if we are talking about the same building? I am referring to the one with “Waxham Waters” spelt out in the brickwork. It is brand spanking new, and one of the best small shower blocks I’ve ever seen.
However, it could benefit from a barrier mat in the entrance, and or a mop and bucket so that in muddy conditions, you can give the cubicle a quick one over yourself. Also some more hooks and a plastic chair in the shower cubicle would be useful.
The site shop / reception is first-rate. To call it a “site shop', which I normally associate with stocking a few basics does it a serious injustice. It actually has everything you need and more. OK some of the prices were a little here and there, but it is not ADSA. The customer service I received at the cash desk / reception was excellent.
With regard to the Café, we found the standards of comfort; food; value for money and waitress service outstanding.
To sum up: I would bet that in a season or two, Yaxham Waters will be a perfectly manicured 5* site. In the meantime, there is very little of a tangible nature to prevent your enjoyment whilst it is still a little rough round the edges.

Stayed in a Yurt booked through Nature Path Tipis, which was superb. Went for a week as a romantic getaway and found the yurt and the location ideal.
The yurt itself was beautifully decorated and had all the practical stuff needed to make our stay convenient and comfortable. This included a fireplace inside and a firepit outside adding to the luxury of the experience. Highly recommend if you want the fun and affordability of camping with a bit more magic/romance to it.
The campsite itself was lovely. Staff very friendly and helpful. The campsite was kept to a clean standard, the only exception to this being the bins, which weren't emptied during our stay and were full on our arrival.
The showerblock was good, with fully stocked toilet roll and always clean. The showers, though hot, were alittle high so had to move about a bit to get wet. Also on a timer which meant constantly pressing the button. A little annoying.
The location is great so long as you don't mind driving most places. It is worth the effort if you do as the site is close to various beaches as well as the broads and some quaint villages. It's also a pleasant atmosphere to stay on the site and relax. It has a good community feel.
The cafe and shop are both worth popping into. The cafe in particular serves delicious food. The only downside is opening times could have been a bit longer as closes about 5.30pm every night as does the shop. The gate also gets loced then, which requires a key to open. This is a fiddly job and best suited to two people so a bit of a pain.
Despite slight negatives I would highly recommend this campsite, especially if you stay in the yurt. The negatives seem to be forgotton when sat outside by the fire or relaxing inside.

I stayed in the Yurt at Yaxham Waters with my friends on August bank holiday this year and must say I was generally disappointed with the campsite's facilities. The yurt was absolutely lovely however in my opinion, there were not enough facilities to cater for a site of that size. As advertised, they were indeed new, but this didn't account for much when 1 out of the only 2 showers in the ladies' side was not working correctly. I acknowledge that bank holiday is a busy weekend but this lead to a significant wait for the showers in the morning - we were advised to use the disabled if it was free but this was broken too, so wasn't actually an option.
Also, they appeared to only be cleaned once a day and there were no facilities left in order for us to clean up after ourselves - some campsites I have stayed at leave a mop so you can clear up a little after your shower, which seems to work quite well, but even this wasn't available here. Plus in the ladies' side, over the 3 day weekend we found the toilets had completely run out of toilet roll on more than one occasion, which isn't very practical.
The last negative comment was the response of the campsite when we accidentally left with the gate key and phoned them up to see if we could return it by post in order to retrieve our £20 deposit. They would not allow us to do this without charging us a £5 'administration fee' despite us offering to send a stamp addressed envelope. We were disappointed by the lack of help they offered us with this - apparently you are supposed to be told when you are issued with it, that you would not be able to retrieve your full deposit unless you physically return your key, but we certainly were not informed of this (until it was too late!)
We enjoyed our walk around the village of Yaxham however, and it is only a short drive from the city of Norwich if you are looking for something more to do.

None of the reviews so far have spoken about the gates. The 1st thing the warden asked when I arrived, was if the 'key' had been mentioned when I booked. The site is locked up at 5-30 at night (5 on Sundays), so a key is required to get in. To get the key, you are relieved of £20 (deposit)for a small key. The gates themselves (bearing in mind I was on my own) are approx 15ft long each. When opened (a serious struggle to get the locking bar open unless they are perfectly lined up) they both swing open naturally. To close, as follows. Swing gate 1 closed, run across to gate 2 and swing that, run back to gate 1 and swing that shut again (as it swings open), back to gate 2 and catch it as it passes, hopefully also catching gate 1 as it comes back. Fun, I think not.
The fishing. Being a somewhat serious angler, and reading the advert, I thought this looks perfect. Instead, what you get here is a pond, which has been overstocked with tiny fish. They don't allow any sort of serious fishing due to their ravenous appetites for any sort of bait you put in the water. In fact they were even jumping out to get at my bait as I was moving it across the water.
Great for rank amateurs (no disrespect intended), for the more serious angler, forget it.
Food from the Cafe was generally good, 7/10 for breakfast (spoilt as another reviewer said by cheap sausages).
The shop was very well stocked and at very reasonable prices. I supposed it had to be with Tesco/Morrisons/Lidl literally just down the road. Dereham itself is only 5 minutes away. Good fast food outlets in all the surrounding areas.
Toilets/Washbasins were very good. Cleanliness left a little to be desired, purely due to dirty campers (if there is a toilet brush next to the pan, why don't people use them, rather than leave the evidence), Yuck!
The showers however, water was only warm. The heads are 7 ft up the wall and totally fixed. As it pointed at the opposite wall, young children would find it difficult to even get wet (I'm 6ft and it only hit my chest).
The camping area itself was good, with excellent camping ground. Pegs could easily be pushed in for 2/3'' and then had to be hammered home.
With more thought this place could be perfect and it has the basics there. It just needs more sorting and extra work.
