Have just returned from bank holiday weekend stay on electric pitch with trailer tent.

Very helpful staff and well stocked shop on site. Loved the camp fire facility (only available on certain pitches we think).

Good location, town centre (Inc tesco) 5 mins down road and lots to do in the area.

Unfortunately weather had been lousy leading upto/during our visit and as you would expect from non Tarmac roadways, these soon turned into mud so some parts of site became inaccessible & our camping area turned into a car lot (although credit for dealing with situation & not making problem worse). This was extreme weather so probably ok at other times.

New Toilet / shower / washing up facilities disappointing. Toilet roll ran out on more than one occasion during stay, problems with shower temp, got dirty very quickly - would also question if 2 mens and 2 ladies showers is enough for size of site. Simple things like a door mat outside and a bucket & mop for campers to help keep facilities clean after use would have made all the difference.

The site has all the makings of a good quality site, but attention to detail is lacking at the moment.

On our arrival we were welcomed warmly then given the news that the new toilet and shower block was not open and was delayed by 1 week due to plumming problems. How ever we decided to give the site a try, The weather helped out here with the Hottest 3 Days this Year, We enjoyed the peace and Tranquillity that this site offered,

entertainment was in the form of The erection of a Teppe this took 2 days great fun to watch. Warden and site owners were helpful and Friendly,

The Shop actually had some products that were cheaper than Tesco express down the road, Having No children with us leaves us not in a position to comment on the Child friendly facilities,

However watching others whilst sitting having an afternoon cuppa on the site cafe patio all seemed to enjoy the facilities.

The site is still a work in progress and when completed should be an excellent site. As for the Geese well they stayed away from Us being as we had the dog ( poor old Boy could not chase them) which tended to keep them away yes they do make a mess and it might be a prudent move by the site owners to remove them from the site in a humane way.

All In all a delightful quite and friendly site that will be in future our getaway for the odd couple of day's as it is only 13 miles from home.

Stayed for a week end at this site.

Bad points)

Only one shower working, for the size and how many people stay there need more than 2 toilets and more showers. No place to dry yourself after a shower. Shower drain blocked so standing in a inch of water after the shower.

Washing up area two sinks one was blocked. Disabled shower room/ toilet was used by everyone, should have been locked with a key hire.

Field I pitched on was not level, could not put a awning up.

Gates are locked so if you don't get a key after 530 you will be locked out.

To empty your loo you have to walk past a smelly old shed was used as toilets at sometime. Which smells, stand on stepping stones because its water logged. And empty you toilet down a little 6inch pipe.

Only place on the site which is good is the cafe

Very nice helpful staff.

Just returned from a few days with the family (me, wife and 2 kids). Although we were informed this is a relatively new site, it was a beautiful place to stay, with plenty of open area for the kids to play on, a safe and secure children's play area by the shop, and being allowed a camp fire (cost's £15 for the bits, as you have to use their own firebox and wood. Used carefully, you can make the wood last 2 nights). Ground was a bit muddy, but apparently they'd had quite a bit of rain just before we went.

Toilet and washing up block was up to a good standard, although it did get dirty rather quickly, due to the muddy conditions (we did see someone cleaning them while we where there) and the shower heads could also do with a descale to get a better flow of water out of them. Hot water was readily available all the time. Only major downside was the smell of the sewage, but as we were at the top end of the field, this didn't cause us any issues.

Little shop stocks many of the essentials, but a Tesco Extra is literally 5 minutes up the road.

Would certainly return again.

MUST MENTION - when we booked, we booked through Go Camping. They look after the part of the field we stayed on, and also do pre-pitched tents. Not sure if the camp fires are allowed on the other part of the campsite, as this is owned by Yaxham Waters themselves.

Was here for a weekend, when we arrived it was a little organised, there are some 'proper' pitches around the edge of the field but we had to go in the middle where people who were camping round the edge parked there cars so it was a little bit like setting up in the middle of a carpark!

Toilets were ok, cleanish. Showers were very small cubicles and the shower head was very high and fixed to the wall which wasn't helpful.

The cafe was ok, had a pleasant breakfast in there which cost about £5.

The price of this overall was reasonable but I wouldn't be too fussed about going back due to the risk of not having a nice pitch and the showers.

Oh.If you go, there's two addresses for the directions, you DONT want the address in Eye, there's no campsite there. We found out the hard way!

A mix of good and poor at this site.

You access the site past the shop and cafe, then the playground (small but our 9 year old liked it), then hardstanding for caravan sales and storage, then across a dyke and through a gate before you reach the dirt road into the site. Hardly welcoming!

We had our five man tent (you'll already know that means sleeps three!) on the nicer field next to the smaller pond with an electric hook up. This field is mainly used for the seasonal pitches - two statics and about seven caravans with their usual marquee awnings. The geese only wandered our way on one day, so this field also has fewer droppings! There are no marked pitches, so it was a question of finding enough room near our hook up when we arrived mid Saturday afternoon.

The site does welcome people who are travelling in groups and having parties. So there were a couple of nights where we were expecting to be kept awake. However, the party folk were very considerate and stopped revelling at about 11pm. No complaints there at all.

It's quite a quiet location. You can hear the A47 sometimes in the evening, but that's only as there is so little other noise. You will also hear the trains go past a couple of times a day on the heritage line.

On the positive side was the warden! He was great; friendly and welcoming and did his best to deal with the problems that arose. He popped around every day to check that things were ok.

The toilet block looks great. It was cleaned at least once every day, usually in the middle of the morning.

On the downside is what seems to be a lack of care overall. There are only two showers for either gender. These are push button and allow about 15 seconds of water before you push again. If you hold the button in, the water turns off. The drains are inadequate for mud so block and you end up standing in your own water - or if following other people - then their water and mud as well as your own. There is no temperature control, you get what you are given. And on two occasions that meant cold water as the gas had run out. The cubicles are small, so you either hang clothes over the door to reduce the splashes or get your clothes wet. Whilst we were there, they decided to fix the badly fitted floor so there was only one gents shower! And that shower aimed at the window and corner, rather than where you wanted to stand!

There's no mop provided for campers, so you can't try to clean up after yourself - or indeed after others.

There are two sinks for washing up, so queues formed - and the site isn't that big! Again there's no choice on the water so you waste warm water if you want to rinse your pots or clean things down. And the bad plumbing resulted in one sink blocking up every day until the cleaners undid the pipe under the plug.

There are no laundry facilities on the campsite, so if you're staying for a longer period, it's either handwash in the lukewarm washing up sinks, or try out the launderette on Norwich Street in Dereham - £4 for a wash when we were here, then 50p or £1 for the dryers (more than one cycle needed!)

The campsite shop is small and stocks a range of things, some at good prices, some expensive. Overall a better shop than many campsite shops. But it was still useful to find a Tesco and Morrisons in Dereham itself.

We rented three bikes for the two weeks that we were there so that we could explore the area - the go camping part of the site describes itself as an expert in cycling! So it was a little disappointing that they didn't have enough helmets until we'd had the bikes for five days!

You are given a map of the immediate area, but there are no cycle lanes around the campsite, which was a pain. Tesco was fairly safe and only took a few minutes on the bike. We also cycled up to Gressingham for a great day out at the Museum of Rural Life - worth a visit.

The leisure centre in Dereham has hot showers and a great pool - so could become a common resort. There's also a cinema, Chinese and Indian takeaways and some nice little shops.

Despite many attempts to make the site appealing to families - chickens you can feed, nice little playground, bikes to hire, space to run around - the open water (they do stress this when you book), goose poo and inadequate washing facilities mean it only really works for older children who can swim. Our 9 year old was fine, parents of toddlers looked stressed whenever their child approached the fascinating water. And the chickens and playground are so far from the camping facilities that small children could not go there unaccompanied.

Just got back from a week at this site. There's major development going on and I think it's going to be really interesting when it's completely finished. The new shower block is very nice with underfloor heating - unheard of luxury - although it wasn't cleaned on the Monday we were there. The rest of the week it was spotless, so just an oversight, perhaps.

There's a large, covered washing up area at the side of the shower block, but no laundry room that I could locate. They have two pairs of peacocks as well as the geese who all wander round the site, sometimes begging for food.

There isn't a pub in Yaxham, but several in Dereham, a couple of miles away, which serve food. We only tried one - The Bull - in the middle of the village. It's owned by a chain and the food is cheap, cheerful and served hot (the toilets are immaculate). They also serve a few real ales. There's a Tesco Extra on the Yaxham edge of Dereham which is just within walking distance.

The only criticism I have is the gate to the campsite which is locked every evening. Nobody told us we needed a key when we arrived (late, after the camp shop / reception was closed) so were locked out on our second day. The bad part of it is that I couldn't close it on my own as one side has to be lifted to get the bar through.

Other than that, this is a great site and good value for money.

A beautiful site spoilt by Canada Geese, or rather their poo. The site was absolutely covered in their poo, it was impossible to walk anywhere without treading in it.

There was nowhere to put chairs to sit and enjoy the lakes, it was hard to stop our two dogs eating it as it was everywhere we had to keep them in the camper and of course it got walked in on our feet ugh! Very disappointing.

On the good side the new toilet block is very nice.

A large group of us visited and went in the GoCamping field with use of the Marquee.

The field we were in was in good condition - lush, flat and clean. The Marquee and facilities (fridge) all good. The warden was very helpful and friendly. The new toilet block looks beautiful - my gripe was that they've only put in 3 loos and 2 showers for ladies - never enough in my experience! More bins in the toilets would be good too please. Hot water great and a great disabled room and shower which we used as a family room (4 small children).

The disappointment of the site was that the website makes it look like a really established campsite but the front fields and entrance to the site need some love - the fields need better grass and flattening a bit. I think in a couple of years time with investment it could be a great site! We were uncomfortable letting the children to the playground as it is at the front of the site near the road and the field nearest to it is still a bit of a building site to walk through. Again with more investment it could be a great site!

The owners are in the process of putting some static cabins in - again this seems to not be finished yet. There are lots of geese in the lake - so there was absolutely loads of droppings (large too) everywhere - so not completely child-friendly.

We had a good time. Relaxed with our washing machine drum fire.!

Just had a fantastic week in the yurt would like to thank the owners for a great stay, everything was thought of.

The owners of the campsite where really nice, pleasant and helpful people.

Yes the campsite is going through some improvements but that just means its going to get better.

The site is well situated too for the countryside or not far from the town
