 Not that easy to find as you actually have to go in to the wild park entrance so wasted quite a lot of time here. However, site clean, good toilets etc. Staff a bit abrasive but they were busy. Disappointed that having brought a friend with me I had to pay yet another £10 a night, definitely not value for money. They don't tell you about the noises from the zoo and the two huge wind turbines that have been built and are very noisy when the wind blows. There is a children's play ground so WHY did people have to play ball games between pitches?

 We booked this site for 2 reasons.

1. It's a Park Resorts site and generally they are quite good.

2. It was a cheap deal from The Sun newspaper.

I am so glad that I didn't pay full price for this site.

Good points.

The other campers and caravanners who maintained a stiff upper lip in the face of adversity. Without them the stay would have been a nightmare.

Close to the seafront and some nice walking along there.

Africa Alive just down the road.

Bad points.

No organisation with regard to pitching units. I saw the warden try and fit a 25 ft. Caravan onto a strip of grass only 20 ft. Wide, the result being that the drawbar poked out into the middle of the road. The owner of this 'van decided to move himself to a more suitable location.

Facilities. Not very clean. Ladies showers seemed to flood on a daily basis. Gents not much better. Overall a bit shabby and tired.

Pitches. Ample EHU but pitches not marked and ground VERY wet and boggy. So much so that our car sunk in the mud whilst trying the park the 'van and had to get help from 3 guys to push the car out.

Entertainment. Other than what we made ourselves from 'Blitz spirit' and helping each other out in the mud, the site entertainment was still very much aimed at children (in school time !) and not very interesting for the adults.

Shop / takeaway. Used them once but had to use the restaurant for take-away as the chip shop was closed. However, that was an event in itself as the chap said that I couldn't have take-away fish as it wouldn't fit in the box. I asked why he couldn't just cut a bit off the end and put that in too.

Suffice to say we did get our takeaway and overall it was very tasty.

Bottom line though, I don't think we will be returning to this site again.

 We have just returned from a 5 day stay at this site, took 45 minutes to tell us to go to the touring pitch, someone will be there to guide you, arrived to find what one can only describe as a muddy, uneven, boggy bit of grass where we had to pitch our tent.

Picked the best bit we could, still no sign of warden, father-in-law pitched there trailer tent next to us and found out electric hook up not working, so had to use others which was for other pitches

When it rained the whole area tuned into a swamp there was even ducks swimming in the puddle outside our tent. Went to have a shower which was quite a walk away to find no hot water, dirty showers, sinks, toilets. Big complaint went in to be told they have not got the staff to maintain it, it was just one guy on his own who was also the touring site warden.

Facilities are average, there's a shop that is reasonably priced, chip shop which we didn't use, indoor pool and spa which was great, amusement arcade if you like that sort of thing.

Entertainment block behind reception opened when it felt like it, closed most of the time.

This site is definitely geared up for the static caravan holiday makers

 We visited thinking this site would be more than it was, the brochure makes it look like it is clean and tidy but that was really not the case. We were unable to use the showers as they were so dirty and the toilets and showers were not cleaned from 12pm on the Friday right up until monday so they were in a state constantly. They seem to be set up for the static units only so all of the tourers that visited were neglected along with the water logged pitches.

 We stayed in their top of the range Gold unit and it was filthy. There was blood on the curtains and mold and mildew on the curtains and walls. The kitchen had not been cleaned for weeks and we had to scrape the grease off with our fingernails. It took me 2 and a half hours of solid cleaning to make it habitable. Reception didn't want to know and told me to tell housekeeping. Housekeeping came and said that they had actually checked the van and hadnt realised it was so dirty but couldn't clean it for at least another 5 hours!

The site has fantastic potential due to location but they really need a kick up the backside. The touring field was a disgrace and toilets/shower weren't cleaned. The toilets had faeces on the seats and in the toilet bowl.

Playground for kids was lovely and chip shop adequate.

Ideal location for kessingland itself and the beach.

Such a shame that a site that could really be a little gem is being ruined this way.

 I had read several unfavourable reviews of this site before our 4 day 'Sun newspaper' cheap holiday so my expectations were very low. We, however, had a great time so I feel it is necessary to redress the balance a little.

Our static caravan was clean and adequate if a little 'tired', a similar standard to most caravans we have stayed in on other holiday parks. The site itself is generally tidy but in need of a coat of paint and a 'litter pick' in some areas. Our children enjoyed the play areas and had a great time in the outdoor swimming pool. The pool and surroundings were clean and was perfect in the good weather we enjoyed. The changing rooms are separate mens/ladies but communal so not to everyones taste. The indoor pool was warm but probably becomes crowded in inclement weather and out of season.

The beach is immediately adjacent to the park and virtually deserted when we visited. The evening entertainment was similar to other holiday parks of this type - slightly painful for the adults but loved by the kids. Drinks not cheap.

This is a well positioned site with good (if tired) facilities. Pleasurewood Hills (theme park) is about 30 minutes away and Southwold and Lowestoft are in easy reach. There is a large 'Morrisons' supermarket 10 minutes drive away at Pakefield.

Our children had a great time on the park and loved the many rabbits running amongst the pitches. In summary, a great little break. The site is not perfect but exceeded my expectations - and the kids loved it.

 On the plus side:

* Easy to put pegs in - soft ground with few stones!
* Nice, heated indoor/outdoor pools + jacuzzi
* Well-equipped shop
* 5-10 minute walk to shingle/sand beach
* Lots to do locally (Africa Alive, Lowestoft, Walberswick etc)
* Hot, free showers
* Good facilities on-site: laundrette, chip shop

On the negative side: (And it has to be said that these totally outweighted the good points!)

* Dirty, old, toilet block: handwash usually empty, broken showers squirting water all down the walls, cleaned (at most) once/day, huge puddles of water left after 'cleaning', mouldy shower curtains, rusty and broken fixtures.
* Toilet block is a good walk from the tents area. Not too bad if you have an electric hookup (they're nearer) but frankly too far otherwise.
* No recycling of any sort.
* They seem to allow 24hr access. We were woken up one night by someone arriving in a caravan and setting up his awning at 12:15am!
* Swimming changing room flooded
* Filthy toilets in entertainments area
* £2.20 for a 2l bottle of coke anyone?

In summary: Some decent facilities, but the basics were poor.

 Having read reviews about this site I wasn't expecting great things but £90 for 4 nights bank holiday (Easter weekend) with entertainment I thought would give it a go (2 adults, 2 x 14 year old boys, 2 x 10 year old girls and 2 x dogs!).

We arrived Thursday evening at 5.30pm and shown to our pitch. Unfortunately wasn't long enough for our outfit so called reception to ask if we could choose another (plenty free) but no answer. After trying several times I walked there to find it locked (although staff lingering inside). Rang security, explained problem, picked a pitch and got permission to 'go where we want'. By this time it was dark and we just tried to avoid 'deep' puddles in the muddy field. I think this may be the reason that people pitch up 'haphazardly' - trying to avoid the dips (of which there are many) which fill up with water due to marshy soil!

In the daylight it became clear that not much time or effort is made regarding the touring / camping areas - very uneven, marshy soil, more mud than grass in most areas. The toilet / facilities block is within the statics rather than the camping area so is a little walk wherever you pitch. Not very clean - but on first night men & women were sharing and already they smelled like 'men' toilets! No warning of this when checking in though. (Incidentally went to complain that this is not acceptable with children the next day and was soon sorted). Ladies didn't get a good clean till the second night but once done not too bad although block had recently been re-grouted - most of which was trodden into the floor by workmen. Plenty of hot water. OH tells me men's was beautifully clean. They were cleaned with pressure washer by warden/tractor driver which leaves floor sodden and so soon dirty again.

Good Friday - many new campers/caravanners arrived, half turned away again, half decided to see it through so as not to disappoint children. Many (particularly motorhomes) got stuck and had to be helped out by aforementioned tractor.

That said we had a great weekend - small and safe enough site for children to enjoy themselves. Beach pebbly and mossy - perfect for dog walking. Security man told me excellent dog walks behind tent field - be warned - extremely boggy - I lost a trainer by sinking in mud! Don't know if it was because of rainy weather or always like it so I would stick to beach / dunes / nature reserve.

Club in the evening typical of this type of venue - expensive drinks, geared towards encouraging children to buy 'light-up' items to join in party dances etc. But kids loved it and that's the main thing. Cabaret was good entertainment too. Very busy though so if not there early expect to wait for a table although many leave early who have younger children so didn't have to wait too long.

Swimming pool - very small changing rooms, no privacy cubicles, one toilet so be warned if you are a little shy! Pool was warm, plenty of chairs around to watch children (non-swimmers must have parent in water). No flumes, no inflatables or balls allowed so just swimming. Small warmer toddlers pool and jacuzzi for over 16's - didn't use it because apparently very warm, which made pool feel cold when you came out! Outside pool same size with a couple of 'fountains'. Not open when I was there but looks OK.

Boys played 5-a side football, girls went on easter egg hunt arranged by 'teamstars', both enjoyable and staff good.

Passes are needed at all times so don't lose them - you won't get into clubs / pools without them!

All in all - touring facilities poor but would probably be better if weather improves. Certainly not good for disabled due to proximity to toilet block (oh, and have to lift waste/ toilet waste to waist height - not for the unfit!).

Location great for walkers and dog owners, our kids loved the entertainment and didn't want to leave. If you want Caravan Club standard facilities you will be disappointed, if you're prepared to 'rough it' and want facilities for children to be entertained then it's good.

 This was the third time we visited this site and I cannot praise it enough.

The pitches are perfectly laid out, the site is clean and tidy and has an excellent play area for the children.

The toilets, showers and washing up areas were always clean and pleasant.

The site shop is good, the club/pub is very friendly and relaxed with some great evenings, quiz night being one.

The staff are knowledgeable and helpful and I have no complaints there.

The beach, whilst a bit of a walk is large and clean, but the steps down (and then up) are a tad steep so not for the elderly or if you have babies in pushchairs.

I will definitely return to Kessingland.

 Upon arrival at this site, the reception were very friendly and directed us to the camping area, 'pick any available pitch you like in the hook up areas and if there is a problem there will be a warden nearby to help you out'. The problem is that pitches aren't laid out, people just pitch up anywhere and you are left with half pitches all over the place. I was faced with a dark pitch under the trees, a pitch next to the bins and therefore wasps and a very muddy pitch. I wasn't happy to say the least and there was nobody on hand to 'help out'! Eventually found someone who was cutting the grass, turns out he was the warden until the park decided they could manage without a the role, very short sighted, anyway he showed us an area called the rose garden where there are 5 electric pitches in the middle of statics, nearby the toilets/showers. Perfect, the man was very helpful and the pitch was great.

The toilets were ok but tended to be out of toilet paper in the mornings and the showers were very busy as there were only 3 in the gents for the whole camping/touring pitches, otherwise ok. Dishwashing facilities ok.

A bugbear for me was grey waste disposal, this apparently is in the same bit as chemical waste and you physically have to lift the full wastemaster to the height of a toilet and then empty it, back breaking work! Advice would be to empty at half full.

The shop seemed to be well stocked albeit a little pricy, however closed at 7pm, same goes for the chip shop, closed way before the club did, does not make business sense but I overheard someone say they were putting in a tender take over the chip shop.

Entertainment was good and plenty to occupy the kids, arcade, sport pitches, clubs, swimming pool and bike hire (not the 2 wheeled kind).

Avoid using tomtom when getting near the site, good old maps will keep you right and away from them pesky single track roads.

Overall, the site was clean and the staff were friendly enough but it all seems to be geared towards the statics and the touring/camping seems to be an afterthought. Improvements could be made with waste disposal and shop opening times.
