We visited this site in September 2009 and could not fault the site or wardens, they were up to the normal high standard we expect from the Caravan Club. However there is one big problem with this site and that it's built next to the town sewage works, this is positioned just behind the children's play area. I suggest you look it up on Google earth.
The stench was enough to spoil our holiday and I dread to think what is blowing over the site when the wind blows from that direction. I complained to the Caravan Club and after 6 weeks was fobbed off with a useless reply, but they did admit they knew about it, when we were on the site they acted as if this was the first time it had happened. I notice that in April 2010 a reviewer had the same smell

Just got back from 2 weeks here, weather hit and miss but blame God for that one ! Had no problems with smells from the water treatment plant and we were right next to it but please read on.Site itself is ok, little bit old by CC standards,
Wardens very friendly on arrival but didn't see too much of them after that, had no problems so can't say whether they work hard or not, generally the site is a bit old by CC standards but clean.
Only problem we had was some member (presumably a child) decided the shower was the place to do the toilet (and we are not talking number 1's here)and this happened 3 out of the last 6 days, not really something to be proud of for whoever brought them up !
No papers on site, local shops about 1 mile away. Sailor's Home pub outside the site gates strongly advise 1 to avoid unless you can eat exactly what is on the menu (no allergies here) and don't mind the chef / landlord giving you a torrent of four letter abuse if you dare to ask for something that might not make you ill (my wife has a Garlic Allergy ) Have heard from other people that the food quality was poor anyway but as we walked out in disgust can't really comment.
Livingstone's at the A12 (about 1 mile) was excellent for a carvery and reasonable. The beach isn't 1 to write home about unless you have an allergy to sand, but go a few miles south to Southwold and the beach is beautiful. If you go North to Lowestoft shopping and beach are good, park behind Hollywood Cinema all day for £2.50 and just a stone's throw to the beach (beach parking is £5.50 all day)

We enjoyed a very pleasant week here. Well kept site, toilets clean at all times. We chose a grassy pitch close to the office and were just a short stroll from the beach, and perhaps 10 mins from the Benacre nature reserve. No bad smells noticed despite earlier comments.
Bus available locally which will get you to the station in Lowestoft where we took the train to Norwich.

After booking in the morning we arrived in time to be allocated one of the sea front pitches. It was windy but fascinating to watch the ships offshore The staff were really friendly and helpful, as is usual at Camping Club sites.
The access to the beach was great for the dog and the toilets and showers were clean and tidy. We visited Southwold with its pier and smart shops, and Lowestoft which was not so exciting - but perhaps we didn't find the good bits.
We didn't use the pub or local facilities but we were glad we were in a small van on the access road (everyone seemed to be on the road at 9.30am and it was a tight squeeze in places). This is a perfect site if you have a dog and enjoy fresh air - take binoculars to stare out to sea.

This is the 2nd caravan club site we have stayed at & we were very impressed. We stayed at the back of the site on pitch 54 which is near the small play area & shower block, this was perfect.
Very quiet site after 9pm which was lovely.
Toilets & showers very clean & plenty of showers so there was no queues at all. Pitches were good sizes - well spaced out. I noticed when in reception they had a bookcase of books which I think we could borrow for the stay (nice touch). Any dogs I saw were on leads.
The only small downside was the road leading up to the site is only really suitable for one way traffic so people & cars waiting to let us past.
I must add there was no problem with the drains or bad smells when we visited. There were notices on the toilet doors asking please do not flush wipes or anything else apart from toilet paper down the toilet as they have had problems with items blocking up the system so I imagine this was the problem the last person was commenting on.
Great being so near to the beach which we didn't get around to visiting on this trip. Very understanding owners to our sons special needs, We will definitely be back!

Nice site right close to the sea, in fact part of the site is right on the front. The first two nights we wished we had decided to go on the front part but then the wind got up and we were glad we were not there!
There are grass and hard-standing pitches and they vary greatly in size so if you are putting your awning up you perhaps need to arrive as early as possible to ensure you get a big enough pitch. Lots of the grass pitches are on slopes.
The toilets were not the best kept Caravan Club site ones we have been to by a long way and they were having a problem with the drains being blocked and the smell was coming up the drains in the washing up room.
There is a pub and a restaurant only two minutes walk up the road we did not eat in either but did spend some time in the pub the Sailors Home and dogs are welcome.
The village itself is over a mile away the nearest shop is if you go further down beach road and into the Kessingland Beach Holiday Park. Morrisons is 2 - 3 miles towards Lowestoft. A fish and chip van visited at 5.30 on Friday evening long queues for a start but we went up at about 6.15 and got served straight away.
Lovely quite site close to Lowestoft (4 miles) Oulton Broad (6 miles) Southwold (20 miles).

Just back from 9 nights here. Toilets etc. as you would expect from a CC site. The wardens were new. Just 2 weeks new themselves. Both very nice and friendly. Their site helpers were very good too.
The Beach is shingle, but if you walk 25 mins north on the beach, (goto beach, turn left) there is a good sand area. There are steps that lead up the cliff top to walking paths. Steps are steep, so vertigo sufferers beware. Dogs are not allowed on certain parts of the beach between 1/5 & 30/9.
If you fancy a trek out in the car, I recommend the chilli farm (about 45 mins in the car). Good fresh sauces and some real funny hot sauces too. Not a big farm either. It took us 10 mins to explore the whole place, but the tasting was worth it for me. There is coffee & light lunches too.
Not one of the best kept CC sites I've visited, but they were new, and eager to be helpful. Would visit again. There is a good pub 2 mins from site called The Sailors Home. Got an African Grey called Charlie who loves a chip or 5.

This is very much a site in two halves. It is worth mentioning that to get a beach front pitch (and there are only about a dozen) you need to book a 'no awning' pitch. There are a similar number of pitches that allow awnings still overlooking the beach but on the back row. The large majority of the pitches are across the road in an area that could be anywhere and is nothing too exciting in terms of views or outlook.
We managed to get a beach front pitch beside a gate that leads directly on to the beach path but I should emphasise that the sea is still a distant 400m across a shingle area that sticks out on this part of the coast. The location would suit sea shore fisherman but not the bucket and spade brigade.
Walking south along the Suffolk coastal footpath can take you all the way to Southwold in a couple of hours. We went as far as the Benacre Broad National Nature Reserve which is about 45 minutes from the site and has a hide overlooking the broad. Plenty of bird life to see here.
Kessingland seemed pleasant enough but was mostly 'closed' in mid March. As a base to visit the Broads and, in our case, the RSPB Reserve at Minsmere it was perfect.

We stayed here for three nights, our first experience in a caravan, with our staffie bull dog. The warden was extremely helpful and helped my husband to pitch the caravan and advised us which way to pitch for the sun, privacy etc. As we didn't arrive until nearly 5pm there was only two pitches left, one hard standing and one grass. We opted for the grass one, which was private & spacious. We had plenty of room to make a large private area with windbreakers so was not over looked.
Weather was glorious, and shingle beach 2 minute form site which our dog loved. Beautiful walking on there early morning and watching the sunrise.
Toilets and shower were immaculate, we only used the small block near reception which only had one shower, but as we are early risers we didn't have to queue but probably busier later on.
Pub called the sailor 2mins walk, which we used for a quick drink. Did have the intention of eating but was told it would take an hour, which was okay for a Saturday evening, but what put us off was the annoying parrot in the corner squawking! So we left after one drink.
All in all a lovely peaceful site, great for dog walks on the beach. Had a very relaxing time. Will return for a 7 night stay next year.

Arrived at the site after a 7.5 hour journey.We where welcomed with a big smile and the lady couldn't have been any more helpful if she had tried. With three kids in tow aged 3,5 and 15 we wanted somewhere close to the park we got it pitch no 53 it was wonderful it was also very close to the toilet block and service points. Showers and toilets were very clean but the little gem was they had a special little persons room with small toilet small bath and mini sink my younger two thought this was wonderful. The park was full of kids all playing but come 9.00 - 9.30 it went quiet until following day. Pitches were large enough for everyday needs.Reception shop sold daily things milk, bread, eggs and sweets.Etc.The beach was just a short walk away very good for walking dogs on we had two with us be warned at certain times of the year most other beaches wouldn't let the dogs on.There is a bit of sand for the kids to dig in when the tide is out. We visited Pleasurewood hills theme park which all three kids loved. Also we went to Bewilderwood at Wroxham again this went down a treat with all three.Thorpeness is also worth a visit as there is a big lake and you can hire boats at very reasonable cost and you can take the dog too. In all a fantastic place and a fantastic holiday.
