A really nice little site, very well set out and in a superb location, the views will be very hard to better anywhere. Perfect for Keswick and the castlerigg stone circle.
The shower block is a bit dated and probably to small when the site is busy. However I believe there are plans to rectify this in the near future.
We were on a hardstanding, which was probably a bit on the tight size, we were told this though, before we booked.
Access is as easy as it gets just off the A66. The owners were really friendly and very helpful. As for value, pound for pound its hard to beat, we paid £23 a night for a serviced pitch.
Will I go back 100% yes

Nice site with some lovely reviews now that a few trees have thinned. Pitches are nice and flat with great drainage. The owners were very helpful in letting my run my WCS off lead chasing a ball.
Site is handy enough for Keswick & close enough to the shell petrol station to get a newspaper in the morning. Now the bit I don’t like doing after the owners have been so helpful.
Difficult to get sky tv if you go on to the pitches on the right hand side of either field as I found to my cost.
Toilets & showers look good but in reality there not, showers are ok but no place to put shampoo etc, not enough space to put your close when drying, no seat for us oldies so that I can dry my feet.
Even if there was a seat there isn’t room for one. But worst of all the bottom legs on every shower and the tile around it are filthy, not just that day’s dirt but I don’t think they’ve been cleaned since the day they were installed.
I had one shower and shave & because of the faff and dirt I showered in the van the rest of the time.
I can’t see how to post a picture.

Wished we had more time to stay at this lovely site.
What a nice girl Linda is and helpful too. The site was spotless, showers and toilets too.
My husband and I hope to come back next year for a longer visit. Best wishes to all at Burns Farm.

What a little gem of a place.
Lovely welcome by the owner who explained everything. Large pitches with excellent views.
The ambience of the place was really nice with a mixture of young hikers & maturecampers.
Loo & showers always spotless no matter what time of day. There was eggs for sale by the cottage too.
Its a place we would go back & that's unusual for us as we like to try different places.

Management response: Thank you for taking the time to write a review and for your lovely full star rating on our Caravan site.
We are so pleased to read you enjoyed your stay with us. Our lovely cleaner Elizabeth will be delighted to know that you were particularly impressed with the cleanness of the shower facilities.
We are delighted to read you would stay with us again and we look forward to welcoming you back in the future,

The showers were freezing cold, got told to try the others in the yard & they were freezing too.
I have been coming here for a long time but sadly wont be returning in less everywhere else is booked up. Very expensive weekend when the amenities were so poor.
However excellent job in doing all the hard standing pitches.

Management response: Hi
As not to mislead potential customers reading your review I must point out that you were not a young couple as stated above but an older couple.
Your first complaint was made within 5 minutes of you arriving when you came to reception and you shouting out that the cold water taps were broken and that nothing worked! a slight exaggeration, the taps went not broken and they did work the issue was resolved immediately after a little explanation.
Your booking was for a motorhome pitch for a 4 night stay. Despite not turning up until the day after your booking we still held your pitch next to your friends pitch to allow you to be together on what was a scorching Bank Holiday Weekend.
The amenities have not changed since your previous visit. The FREE hot showers are heated by a large Biomass Boiler using renewable energy it also provides central heating for both amenities. The amenities have up to 5 showers between each male and female blocks and they are cleaned to a very high standard every day. We get little if any complaints from our visitors regarding the amenities but this was an exceptionally hot weekend and the blocks were used more frequently than on any other busy weekend. Our aim at Burns Farm is to provide a high standard of service and amenities and we are very excited to say we have recently received planning permission for brand new larger amenities to cope with and extra demand when needed. We also have plans for a farm shop. The site has changed and is unrecognisable from the very tired traditional grass site it used to be. We have worked very hard to keep the charm of this beautiful place by adding stylish features in keeping with the local environment.
We have opened out the site to allow more natural light onto the pitches giving all day sun and breathtaking dark skies at night. Each pitch has outstanding views of the magnificent Lakeland Mountains and there are long or short walks from the site so you can explore the local area.
Our prices for up to 2 adults on a fully serviced hardstanding pitch with FREE wifi and FREE showers is very reasonable at £23 for low season and £30 for hight season in a prime location in the Lake District
Burns Farm has also changed management this season and we’ve had amazing feedback from regular and new guests. They are loving the new pitches with fresh water, 16amp electric and a 3 meter grass borders around each pitch. They have enjoyed sitting out in an evening with a glass of wine or a cup of tea and relaxing in the peaceful stress free environment.
4 legged friends are welcome and go for FREE with all this and grey water drainage to each pitch and FREE 4G wi-fi we truly only want our campers to be happy!

What a gem of a site, an hour walk out of Keswick or a 5 minute or so drive. Threlkeld is about a 20 minute walk away. There is a large field for tents and campervans who can manage off grid and then a flat area with electrics for touring caravans, tents and motorhomes.
A fantastic site, that is amazingly well run by Linda and her family. There are other sites closer to Keswick, but if you don't mind the walk or drive in then this is a perfect place to stay to explore the North Western Lakes. The walks from the site are great, Skiddaw & Blencathra are on the door step with the C2C cycle way passing right by.
The site is part of a working farm, so there's always sheep, cattle and hens around to nosy at. 2

Facts first: main shower block has covered washing up area with six sinks. But is open at front so smokers use it when it's raining. Ladies has 3 showers, tray with a curtain across, then same size dry space between curtain and lockable door. Two hooks, but no trays to put your bottles onto, so they go on the floor of the shower. Four toilets, three sinks, and a hand dryer. Also a shaver socket, and a standard double mains socket. Plus a chair so you can sit down in the loos (!) and wait for your phone to charge up. Assume same in the mens.
Across the road (10 feet away) is the older shower block. Think it had 3 showers and 3 loos, but it also had and main socket and a chair plus an old table. Older and tattier building so not used much. I used it to charge my phone for an hour as it would be quiet enough to read a book too, without people staring at me, or me listening to them going to the loo.
Electric hookup pitches for caravans/tents closest to shower block as usual, and surrounded by bushes. Tents/non-electric campers further away on a big grassy field on a gentle slope. Pitch at the furthest end and you have a long walk to the loos. Whole of field is very open, so when the wind gets up, as it does, you get the full force of it, plus any Lakeland rain too. No shelter, unless you pitch right up against the hedge along the little lane, which is very quiet. Also, most protection at furthest end, but poorest view, and longest walk. Several people ended up with broken poles and awnings, and left early. I had two sleepless nights due to wind - as did most other tenters too.
Cheap camping though, only £10pn for me, my tent and my car.
Easy 3 mile drive into town to buy sandwich from Coop (free parking 1 hr) for days walk - no nearby shop at all. Petrol station with a Spar slightly closer, but sarnies dearer.
Would stay here again, except for openness of sight - no protection from rather savage elements. Also, would want showers/loos cleaned more often - the same leaf was in the shower for 3 days! Plus want 'no smoking' signs in washing up area. And extra lights - only light over 2 sinks, other 4 dark in the evening! Good value, if you have a strong tent, lots of guy ropes, and can sleep through anything. Oh, also, when it was warm and sunny enough to sit outside, which was only 2 days from 10, I got eaten alive by midges. I spent every other meal sat in the car due to the wind or rain, or mostly both.
Location itself is quiet, but in the evening and morning you really notice the busy A66, which is only a field away. But you do get used to the constant roar though as white noise. On the plus side - beautiful views of Skiddaw and Blencathra, plus other smaller peaks too.
