Perfect location. Very clean level site. Ample pitches pleasant staff

Will come gain when visiting this area

This was our first site following the coronavirus, facilities not open but were informed of this prior to booking no problem for us. Have been when facilities were open and they are excellent

Well, we got lucky with the weather & that helps, but this site suited us brilliantly.

Adult only, dog friendly.

Lots of statics, then through the seasonal pitches to what was the rally field, where (I think)all the tourers all pitch, on grass.

Electricity is unmetered 16A, never tripped out through the

5 night stay.

Water taps every few pitches, two toilet blocks (one touring, one seasonal). The touring block has 3 showers & two toilets, I never had to wait. Unheated, but seasonal is. Clean & good. Toilet waste at rear of this block.

Brilliant secure enclosed run (approx 5x75metres) for dogs, pretty secure runs on longer walks, some, you can see the next gate along your 'alley'.

Lovely area, so easy to get to, just off the A1.

Lovely managers, full of local info. Locals & fellow campers lovely too.

WiFi provided by external company, worked very well -paid for just one device.

West & North is open to the wind, so balance that with nice views & sunsets.

Lots of wild life around, saw deer just the once.

Crakehall village has;

Petrol staion (easily found footpath to avoid the road), selling expected food etc.

2 pubs, but never called in.

Really happy visit, would happily go again.

Pitches are large, fairly level (just 2' for 8foot wide van). I've a continental side door, wasn't a problem.

There's construction of lots more statics on going.

Main fishing lake looked fine (I don't fish).

Further lake isn't for fishing (2018), but lovely to walk around with dogs on a lead.

Bedale has a small Tesco & a small Co-op, lots of pubs, take-aways & touristy shops.

Jeveraux Abbey was an interseting visit (a ruin, but lots of walls still around & the guide book, made sense of it).

The end of my last review commented that the site had been sold in October 2015 and changes were to happen. It's now owned by the son of the owner of Akabar Park along the road towards Leyburn.

There is now a row of statics around the fishing lake, plus 4 lodges (only 2 lodges are sited so far). The development has been tastefully done and each holiday home has a top quality veranda. At the time of our visit they were pouring the foundations for another line of statics in the next field up.

All of what we knew as the touring area has now been allocated to seasonal pitches. The touring pitches are now in what was the overflow field, however there are also seasonal pitches on that part of the site too.

The electricity has been upgraded. The toilet and shower facilities are the same, however I'm told there are plans for a new block in the rear corner part of the site, next to the dog walk entrance.

My biggest disappointment is the price.

I wanted to book an easter visit and thought I'd made a mistake when using the online booking tool so I emailed the site. They explained that the previous owners were not VAT registered and that they had to increase the prices.

I THINK the prices are £21 per night off season, £24 per night summer and bank holidays look to be £30. Plus extras at £3 per awning and £1 per dog. It's hard to tell as there isn't any clear pricing on their website.

So up to £28 per night for us with the only improvement to me being the electricity. I'm wondering if the price will go up again if a new facilities block is built?

Also, a 50% deposit is now required at the time of booking and the balance needs to be paid 3 weeks before arrival.

We love the site, we love the area, we love the local pub, we love the wardens. But we won't return if the price is increased again. As it is, we only spent 9 nights here this year as opposed to 22 nights last year.

Seasonal prices are £1500. Pretty reasonable except you also have to pay £2 per person per night everytime you use your caravan.

Finished the season where we started it, with another 13 nights at Burtree House.

Nothing much to add, everything that was good about this site still is, and I again struggled with the fishing.

Would again recommend the Bay Horse, visited here most nights and was welcomed by both the owners and locals.

The site was sold in October and has now been renamed Burtree Lakes. I'm told there will be an increase of touring pitches, a new facilities block and some statics as well as four lodges placed around the top lake. It will also remain adult only.

Time will tell if this improves the site, as long as they improve the fishing and don't increase the fees too much then I'm sure we'll be back.

Just returned from nine nights at this site, including the bank holiday weekend (booked eight and stayed one extra).

Arrived to a nice welcome from the owner and his two wardens, check in was no bother and we were told everything we needed to know before being shown the facilities and then led to our pitch.

The site is a mixture of seasonal at the front of the site and touring at the rear (there are also four seasonal at the rear). There are three hard standing pitches with the rest being grass, and they are all huge plots, large enough for a van, awning and car with loads of space left over.

There is water and waste not far away and the chemical point is behind the toilet block. All of the seasonal folks we spoke to were more than friendly.

There is fishing on site (£5, max one rod), it was a slow week for me but I'm assured the carp wake up toward the end of May. The larger carp lake at the bottom of the lane is now closed but the remaining lake is more than enough.

The facilities are clean and of a good standard. True, there is only one shower in each but believe it or not I didn't have to queue once in nine days and that includes the bank holiday weekend.

The electricity was quite a problem over the bank holiday Friday and Saturday, going off on several occasions for varying lengths of time. Other than a brief moment on Sunday morning, this didn't happen again.

Very reasonable costs, £20 per night, £23 for bank holiday weekends. £1 per night for a porch awning (£2 for full), we put our new one up for two nights and they waived the charge.

For £300 they will store your van and pull it out for you with 24 hours notice, with just the nightly fee to pay. Seems very reasonable to me.

Very handy location between Bedale and Leyburn, ideal base to explore the Dales.

We eat twice in the Bay Horse Inn at Crakehall which is a nice easy walk. Very good food and ales, friendly owners, staff and customers, and we also bumped into a few of the seasonal caravaners from the site.

In Bedale we used Tesco which had everything we needed. The Sunday car boot was a bit poor. The fish and chips from Halls were tasty but greasy and my duck from the Chinese was one of the worst I've tasted (the other half said her curry was good).

I would definitely recommend this site and we may be back sooner rather than later.

Just had a lovely weekend at this campsite, the weather helped. The site is nice and spacious and everything is clean the only problems we encountered were that the electricity kept going off, even though we had been asked not to have too many implements on, this site was the same two years ago, in fact one camper said it had been the same for the last four years, surely the electricity should have been updated by now.

Another problem is the lack of showers and toilet facilities, the male and female were both only one shower and 2 toilets, even being told that if the shower was being used the disabled shower could be used was not helpful as this was locked.

If these problems could be addressed the campsite would be 10 out of 10.

Very quiet and tranquil small touring site, separate from seasonal pitches. Spacious pitches looking out onto open countryside. Toilet blocks clean and modern, Basket of complimentary toiletries on the side which was a nice touch. Everywhere on site well maintained. Wardens friendly and helpful. Access to site ok. Good enclosed dog walk and field to let them off. Little gem of an independent site, no more than fifteen minutes from the A1motorway. Few minutes drive into Bedale which has a number of niche independent shops, bakeries etc. A few dog friendly pubs in Bedale, although one within a twenty minute walk of site. Bus stop a ten minute walk. Will definitely visit this site again, would recommend it to people who want to get away from it all site, and can make own entertainment, although likes of Bedale not to far away. Great base for those who have dogs and like walking, also ponds nearby with wells stocked fish.

Only few minor points is sign on entrance to site covered by flowers and people could easily end up continuing on ending up at a dead end. Male toilet room could benefit from another toilet in it. These are two very minor points and should not put anyone off coming here.

Lovely site in a cracking location. Wardens extremely helpful and pleasant. On the down side the toilet/shower numbers do not seem enough for the amount of caravans on site. ( I was told that planning permission had been granted for a new bigger toilet block) and the 11. 00 am leaving time restriction caused some unnecessary problems with having to rush to leave on time. The website also needs updating to show the fact that the large carp pond is no longer available. ( Apparently Otters decimated the fish stock and there are no plans to restock it).

In summary if the Toilet Block was bigger with more facilities and the leaving time was 12 noon I would have no hesitation in recommending this site.

We had a great stay at Burtree House, ideally located just mins from the A1 being central to SO MANY beautiful places to visit and just a few mins drive to Bedale town with tons of shops, cafes, takeaways, pubs, everything you could need! The petrol station, just a mile or so from the campsite also is fab and sells EVERYTHING! The camp site owner was very friendly and the reception is filled with books, games, dvds, jigsaws to borrow during your stay. Also a huge range of local attraction info for you to plan your days. The toilet / shower block was very clean, with a table of soaps, shampoos and disposable razors to use. There was a fenced off area for dog exercise with waste bins at each end. The water / litter / recycle bins / waste disposal areas were near by which was great and all kept immaculate. Loads of places to visit within a 15 min drive, we only got to see half of what we wanted so we will definitely be back soon and will be bringing friends to enjoy our little hidden gem!
