On arrival we were early (1020hrs) & were turned away until 12 when our pitch would be ready, to which the occupants hadn't vacated so we had to wait until they did. There was no urgency from the staff to get us on our booked pitch.
All of the touring pitches were hard standing (road stone etc) & there is a grassed area next to it for your awning. Unfortunately, our pitches grassed area was 8 inches higher than the hard standing so we had to set up our awning on the hard standing area, bad idea!
Due to the heavy rain & the fact there is no drainage for surface water our awning got flooded on day 2 & the awning pegs came out regularly. The grassed areas required some TLC as thistle type weeds had taken over & not the best thing to stand on for us or the kids.
Each pitch has its own tap at the rear & the waste area is not far.
Our pitch was quite level although some arnt which included the grassed areas.
The toilets & showers are free & cleaned every morning. The entertainment in the club is excellent although the bar prices are not the cheapest, £3. 20 for lager & murphys & £3. 50 for strongbow. Also check your change, myself & my partner were short changed more than once!
There is a swimming pool which is split in the middle by glazing which gives you the option of 'indoor or outdoor', the pool is heated & our kids loved it.
ALL of the other caravanners we spoke to would not return to the site due to its 'tired' condition, which we agree with.
If you do decide to book, I would suggest you request the middle tier for tourers in case it rains, the top tier is for tents (even better).
The location is close to the beach (15mins) & there are 2 pubs opposite each other on the way which both do carvery meals.
If you fancy visiting other resorts but don't want to drive there is a bus service or train station nearby which is quite reasonable.

Not great at all. When we arrived the receptionist was having a cigarette outside the reception and asked me to wait for her to finish! Not the best first impression.
We were on the bottom touring field with hard standing and on first impression it looks more like a car park than a caravan site.
The toilet blocks are tired but to be fair were clean when I used them but we chose to shower in the van.
The grey waste point by our caravan was blocked with water balloons so overflowed and ran down the road when we emptied the grey waste. This was like this for the 5 days we were here.
On 2 consecutive nights I heard cars racing through the site In the early hours.
We looked at the pool in the sister site Golden Sands and decided not to use it. Again it looked tired and was full of teenagers dive bombing and the 2 pool attendants didn't seem able to control them, not suitable for our 3 younger kids.
The train station is close and we had great days out using the cheap train service to Torquay and Paingnton.
We won't be coming back!

Great site all round good for kids, dogs, fishing sea, very clean and very well run loved it.
Good for rally's, toilets very clean tarmac roads all around the site no track and ruts and pot holes good for wheel chair. Dogs welcome easy to find the site is right opposite the beach and has a sister park next door so you can use there club.
Lots of space very well run and very helpful staff. Shop on site I have been years before in a tent and have had lots of room,
The sister club has all statics but you are welcome to use all the facility's, pool, club and you feel welcome even though they are 2 different sites.

This is a large site close to Dawlish beach which is a good beach and great sand dunes ! the toilets and showers were clean and tidy its ideal for children with plenty of space for them to run around
There is a small shop on site but also close by are Sainsburys and Tesco it is part of the camping and caravan club and is well maintained and run. We found Dawlish a nice little town with good restaurants and Chinese and lots of gift shops. I would stay here again.

We stayed at this site as a second stop on a long week away. We have to say it had its good and bad points so here is our honest review.
Good: Staff were friendly and we were given a large pitch for our large outfit. We were even told the extra room would be good for the kids. The site is being taken over by statics, not a problem as this meant the showers were empty and thus pretty clean.
Although the play area was at the top of a large hill and was in need of some attention it did provide good entertainment for our two. The views from the pitch (and most of them) were good, we could even see a smll bit of sea.
Not so good: we had a slight concern over the speed limit as the site is used as a run through from one site to the main road at the lower end, cars were much too fast considering young children were playing everywhere. The bins had over flowed one night and a fox (or alike) had made a big mess of the place although it was quickly cleared up.
The site shares facilities with two other sites owned by the same group and this park has nothing apart from the reception (shop closed, no club house) so you need to go to the other sites for anything.
Swimming pool was ok but cold, no showers and changing rooms were not clean. The rules were very strict and the lifeguards gave a more than uncomfortable feeling (for the ladies).
All in all we will not return but don't let this stop you going to the area as it's great for the kids.

This was our first camping holiday with the kids by ourselves. The park itself was ok the static vans took pride of place then the camping ground seemed to be an after thought. Saying that though it was more than adequate.
We stayed for carnival week in Dawlish, which includes a carnival, air show and lots of other events happening through the week. Fantastic time to be in Dawlish.
The showers were ok not the best we have seen but they got you clean. Themselves were ok cleaning of them could have been better though.
We never waited for either toilet or shower, which was good.
The pitch had very good views over the estuary. Very level. Plenty of space for a large tent plus extras.
The Staff were excellent and very helpful. 10/10 for customer service.
We had to cut our holiday short as halfway through our stay we had a car accident.
We have booked up again for this August carnival week. The staff have been very helpful indeed as we visited this site again last week and choose our preferred pitch for no extra cost.
If in doubt about visiting this site, just do it. It caters for a good family holiday especially in the summer.

Nice level pitches, but in a dwindling number as the park is been overtaken by static caravans.
Every night was a late one for most campers I believe as the noise from inconsiderate campers and the club house/entertainment centre went on till the early hours.
There seemed to be no rules to stop this. The sea was just a short walk away, 10 minutes.
Local shops were ok but needed to go further for meat etc. The warren is well worth a walk.
If you go at low tide then the walking is much easier and you will find lots of shells.

We arrived by tow truck as our car had broken down and the reception had closed, but after a quick phone call a member of staff came to our rescue and helped us to our site with all our equipment and tent.
The site was very family friendly the pitches were very good with great views. The entertainment was excellent, especially for kids our 2 1/2 yr old loved the disco.
In our experience the site and staff were excellent and we look forward to returning some day.
The facilities were adequate although the showers could do with a temperature control as they were a bit hot for very young children.
The beach was within easy walking distance and there is also a great little cafe by the entrance to the site that did a really good cooked breakfast and was very reasonable in cost too.
There is a train station a few minutes walk away, near the sea front that has good connections for getting to Paignton and other surrounding towns which was great as we were car-less for most of our holiday.

Enjoyable stay. Suitable family site.
The entire family enjoyed paighton zoo, many close attractions for all.
Clean and friendly site. South Devon is definitely worth a visit.

Stayed over the Easter weekend.
The reception staff were very helpful.
The showers were very clean and the hot water plentiful.
The pitch was big enough to take our 9 man tent, only downside, was there was not much room to park the car. It did not help that the next door tent had a 2 man on it, yet they managed to put their lines next to our pitch line! The people before moved over and we parked both our cars next to each other.
The shop on the site is shut, but their are plenty nearby to choose from.
You can use the facilities at the two other parks, but would not recommend it.
As others have stated, the touring section with the EHU are at the top of the park as statics are taking over. Because of the fewer pitches available, the showers etc. Are not too busy.
The non EHU are on a steep hill that has steps cut into it. Pay your money take your choice.
A lovely park and as this was our second visit, would return.
