This is a well maintained large family park which joins up with its sister site to provide the family entertainment bit, The site provides a large basic vandal proof type shower / toilet block, a well stocked shop with camping spares & WI-FI for about £10 a week (but this only works in certain areas !)
Nothing special just a typical large family commercial site !
Dawlish is a nice little town with the basic shops to keep you going, Dawlish Warren is OK with a beautiful nature reserve.
Exeter is everything you would expect from a large city, you will be spoilt for choice shopping here, and obviously you can get the train from Dawlish !
Unfortunately this area does not have the same magic that is found in other parts of Devon & Cornwall, to sum it up 'nice but dull'

Went from Good Friday to Wednesday after Easter Monday.
On arrival the counter staff were friendly, and although the warden was not around, explained where our pitch was and what number.
The pitch was quite small, but having a motor home and trailer tent either side, we had enough to fit in. The only downside was there was not enough room to park my car. Had to park tight in front of tent to keep off road.
The pitch was flat and EHU easy to get to. We were near the play park which my kids loved. As we were near the closed for reurbishment shop, and nearer to the statics, the toilet block was near and very clean. The showers were always hot. Be careful not to take too many clothes in with you as the blast goes past the screen and soaks everything!
Very upset that there was no entertainment on site. Did try Dawlish sands not that was not very good.
Don't know what it would be like in the summer, although the site did seem quite full and all seemed to be fine.
Great location for exploring Devon and Dawlish etc.
Would go back.

On arrival at the site had friendly welcome from reception staff, who showed us on the map of the park what pitch number we where and told us the warden was busy at present but would be around to see us (never did come, not that I'm bothered) Found our pitch which was not too far from the toilet block, which was good as we had our two kids and my niece and nephew. Luckily the whole time we were there no one was pitched either side of us, because it would have been bit of a squash, pitch sizes seemed to vary, the majority being quite small, ours was quite flat, but a lot of sites quite hilly. There is no entertainment venue on peppermint park, you have to walk into neighbouring golden sands, which is up quite a steep hill, would be difficult for the elderly or disabled! Toilet block fairly modern and I have to say the showers were lovely, just the right temperature and a decent power, kept clean throughout our stay! The entertainment venue at golden sands was ok if you like standing by the bar til after 10pm waiting for a table and chairs to become available, bar staff nice, entertainment very good just a shame its not a larger room, dread to think what its like July / August! Arcade for the kids a bit small really and pricey as is any arcade! Dawlish warren itself is nice, had a meal in the boathouse pub on the front, between 5 and 6 is happy hour rump steak, chips, peas, mushrooms and onion rings for £6.95, but other meals pricey and very busy at this time! Walked along the coastal path to Dawlish took about 45 minutes, Dawlish very pretty with a lovely small lake with ducks and geese, kids liked this! Caught the train back cost us about 65p each,cant fault that! Overall I don't think the campsite is as bad as some reviews make out, but not really sure if we would go back to peppermint, the weather didn't really help as it was very mixed and not particularly warm for easter!

Great friendly site with good facilities. Great and professional entertainment for all ages - from children's clubs through to Bingo. Clean shower facilities - and plenty of them. Would recommend. Very close to train station - and tourist attractions. Most suited for families (we are a couple only). Good takeaway service from site shop - and emergency camping equipment (ie pegs) available. Peaceful location. A very enjoyable stay.

What a lovely site, its a short walk to the other two sites whose facilities you can use should you want some entertainment. The only fault we found was the toilets and showers - they were very clean and tidy which was a miracle as we had some terrible rain and the pitches ended up very muddy, but there was no heating in them so being a very cold October week it was freezing. Site is easily walkable to Dawlish Warren where the train station is and you can catch train and it was very reasonable, also in Dawlish Warren are a few pubs and a good amusement arcade. Enjoyed our stay at Peppermint Park and would go again but maybe not in October unless they get the toilet block heated.

This was not where we wanted to stay but they didn't allow animals at Golden Sands who passed my inquiry to Peppermint.
During 25yrs of camping we had never been to Dawlish so didnt know what to expect but were delighted with the area. Not far from the beach, good pubs, take aways and local supermarket which was reasonable and stocked everything and opened till 10pm.
The best part was not having to use the car. Discovered the railway station with trains which ran frequently to Torquay and Exeter areas at £4 return for adults. It was a bargain as car parking is pricey.
Now to the site, first impression was the steepness from each terrace of touring park. We expected mud as August had been so wet but a few of the empty pitches were waterlogged and churned up mud. Ours was on 2nd row and this was one of the worst on there pools of dirty water sawdust had been put down which had mixed into the mud within seconds the floor of caravan was filthy. We asked if we could move to another pitch on the end which looked drier staff couldn't have been more helpful warden came and helped move caravan and helped us to hook up when we left as the access from the pitch was very tight due to the cars parked in front of the vans which is the preferred way. This would be a problem getting on and off the pitches when the site is full.
The toilet block was large and well equiped, kept clean and tidy as we were on the same level it was ok but whould be a climb up and down from the other rows especially for small children and those with mobility problems.
We enjoyed our stay and found it peaceful but this was the week when the kids went back to school couldn't say what its during holidays as we saw very few over 5yrs old. Didn't use the club facilities as the programme didn't appeal to use only thing was the tribute bands which didn't start till 10.45 couldn't be bothered to hang about waiting.
We will definitely come here again next summer probably for longer as there was so much to do.

When my husband and I first met we enjoyed visiting peppermint park every year. We would stay for a week and then my parents would have the van for a week then we would go back down for another week and bring the van home.
We went into the clubhouse once for a nose, it wa nice but we are not club people so we didn't really use it, we preferred to go down to the beach every night for a mooch in the beach huts and a walk along the beach - the views were lovely.
The pool was outdoors, cold but nice and I went in every day sometimes I was the only one in there despite this there was always a life guard on duty, and the little shop always had a good selection of bits and bobs.
However this time when we went back I was disappointed to find that the pitch just inside the gate that we have stayed on for years has been taken over by a wooden hut and there were statics everywhere. We had to drive right into the back of nowhere to get to the touring caravans - we felt terribly unwanted. We were so far away from the entrance to the site that instead of walking with out small children down to the beach we had to drive because it was too far for them to walk - they were tired by the time we got to the main road.
Saying that the toilets were always clean and hedges and grass always kept neat and tidy. There was also a specific field set aside for a doggy exercise area which is a nice touch.

Arrived after reception had closed, but a warden was with us within minutes to run through all details and show us to our pitch. Park was very very busy due to bank holiday, Facilities were good and not stuck in the 80's as others suggest. Beach is a nice stroll from park ( slight hill just before beach ) only problem is if your in the touring area it takes ages to actually get to the road just outside the site. We enjoyed our stay at peppermint park and would revisit. Faults we encountered with this site are :- hardstanding pitches for motorhomes are not flat and chocks are required and no prams / pushchairs are allowed into the entertainment room (clubhouse) after 6pm due to health and safety and so having a young baby who would need the pram we never went to watch any shows or enjoy an evening in the club.
If you want a meal out we enjoyed the boathouse just near the beach and the smugglers inn which is on the way to dawlish on the left, the carvery is recommended.
Gerrards supermarket just outside the site provides everything you require and is very reasonably priced . .
Hope you enjoy your holiday if your staying here, we did.

Spent two weeks here,
Never again!
We were placed next to the loos, down what I can only describe as a muddy incline so people walked above along the top,which also housed the large rubbish bins, which were being emptied/filled at all hours so no chance of a lie in.
There was a well used muddy slide/rabbit run through on our pitch which we blocked off to stop the kids from splashing mud on our canvas but we shouldnt have bothered cos they just pushed it aside.
Sardines have more room then we and many others had,
We had a tent in front of our tent so small were the pitches they could see right into ours and we could theirs.

Disappointed with the whole park, apart from the play park there was no real entertainment for younger children, we had choose this park as it was meant to cater for kids. The indoor pool was small with one lifeguard who often left the pool and just put a sign out! The red mud stained clothes and canvas.
Showers were cold. Cleaners on site cleaning quite alot which is a plus.
Spoke to two other people who complained and said they wouldnt return neither would we!
The menu in the clubhouse was cheap and the food was good.
