We loved it here, we had a six night stay and will be returning - toilets and showers were heated and very clean at all times, there are also family rooms with toilets and showers in. There is no dog walk on site and the play area for the children looked very small. The staff were very friendly. There is a swimming pool on site - costs extra.
Depending on where you are on the site you could have a sea view and be only 50 yards from the beach. There is a great Londis store at the top of Winthorpe Avenue (5 mins walk) where we done all our shopping during the week. There is also a club/pub and a hotel at the top of the road both serving food. The Royal Oak does a carvery every day Sundays £3.95 rest of the week £2.95 from noon till 3 - brilliant value for money, there is also a fish and chip shop, kebab shop and chinese takeaway all at the top of Winthorpe Avenue. Along the front towards Ingomells about 10-.15 minutes walk there are three more pubs all doing food (not sure if they are all open all winter though) all five of these pubs were dog friendly.
You can walk or cycle along the front North as far as Chapel St Leonard. If you go south to Skegness you either have to walk along the beach or go by road as the golf course is in the way (no prom).
The ground was very hard in places when putting in our awning pegs (we have not got any rock pegs yet!) I recommend rock pegs for this site.
The vehicle entrance onto Winthorpe Avenue is locked about 5 o'clocl cars then have to use the main entrance on Roman Bank. You have a gate key to get in and out of the Winthorpe Road entrance and there is also a gate straight out onto the prom (lift this gate when unlocking!)
We like to vary the sort of sites we visit this is the sort of site for familys to play on the beach, shoppers to shop in Skegness, drinkers - plenty of pubs nearby. Golfers - very near golf course.

Our 4th visit to this site and as ever really enjoyed our stay here.
The majority of the site is used for static caravans. There are 100's, all very smart and exceptionally looked after by the private owners. There's a lovely indoor swimming pool on site also. Whilst there's a charge to use the pool, it's well worth it, exceptionally clean, warm and lifeguards present.
There's a small play area for the children, but as the beach is accessed from the site and amusements are just a 5 min stroll away, doubt many will spend much time there. A number of family pubs can be found within walking distance, our children really enjoyed the entertainment in The Lookout and the amusements next door.
We always book a hardstanding pitch and find them to be very spacious, level and well maintained. It's very quiet on an evening and security patrol the site. Perimeter gates are locked after dark and a key is provided. We have never experienced any issues with security on our stays and appreciate this approach, which is sensible considering the value of the static caravans sited here.
Skegness is around 2 miles away and is a lively family orientated resort. A lot of investment has been made to the sea front areas and we were taken aback by how clean and tidy the town centre beach is kept, it appears to be cleaned thoroughly early each morning.
The town centre pleasure beach is well worth a visit. £12 for a wrist band to ride as much as you like for the day, excellent value.
Would thoroughly recommend.

We went the last weekend of the 7 week holidays, raining when arrived so we decided to go to the indoor swimming pool on the site. Cost £12 for 2 adults and 2 children, there are no slides (which was disappointing) you had to leave possessions on the side as there were no lockers. The pool was by far the cleanest pool I have ever been in, it was also very hot inside.
Had a walk to the pub on the evening which was a 5 minute walk on the prom. Amusments next door quite big. Skegness is a nice town with some nice rides.
The play area on the site is a bit small but many children play on it.
The toilets are nice but they are not too big and not too small.
Overall I will come back here.

We have just returned from a 5 night Easter break, and found the location excellent for both Skegnes and Ingoldmells 30 to 40 minute walk in either direction.
There are 3 family pubs along the promenade towards Ingoldmells and a chuck waggon serving burgers and the like all day till 1am.
I would say it isn't quite up to usual CC standards but it isn't far off the downsides are:
Smaller pitches,
The 2 hours cleaning of the gents toilets from 8.30 till 10.30 (What 2hrs cleaning at peak time)
Dustbins being emptied at 7.30.Am
All in all a lovely time was spent here even if the weather was a bit iffy

Just returned from a weeks stay at this site. Lovely big pitches but not a lot of privacy, just a paved path between pitches. Showers were clean and hot but building was cold, not a lot of heating in them and only two in each and three family rooms. I should think they would be busy when site is full Checking in quick but staff not as friendly as club sites. Supermarket 5 mins down the road, three pubs within walking distant, Garden city pub is lovely and the staff and regulars make you very welcome. Skegness town has every thing that you need and is only ten mins up the road. When you check in you are given key for toilets/prom gates/front gates but you have to remember to take it with you when you need to go to the toilet or you have to walk back to get it, also remember to take it out with you if you go out after dark or you will have to walk to the other entrance further up the road. We found this a bit off putting and wondering why the gates have to be locked after dark! Would use this site again only if nowhere else was available and out of season.

This is a very nice and clean site, being close to the beach and promenade ideal for walking. Plenty of pubs close by, the Boat Inn does lovely home cooked meals, very reasonably priced. I personally never used the toilet block but my husband said they were very nice ie clean and warm. On the whole we had a nice break here.

Cannot agree more this a well looked after imaculate site with all ammentities near by. There are 3 pubs along the prom towards Ingoldmels one serving 2 meals for £6.99 and the other 2 did meals at very reasonable prices alsorts of entertainment too Auctions, bingo,karaoke. On the main road there are take aways 3 more pubs and a londis supermarket all within 5 mins walk from site. The beach is glorious with its own gate from the site,we have a dog and although there is not a dog walk on site just out side the gate there is grassed ares with plenty of doggy bins, we will definitely be back.

We have just visited the site for the first time. The pitch was clean and well positioned, the amenities all clean and tidy. The showers the best we have experienced powerful and hot with no need to queue! Access to the beach directly from the site, you are given a key for the promanade gate as well as for the main gate which is locked when it gets dark. The promanade runs out after a short while so you have to walk on the beach. The alternative to this is to walk along the main road into Skegness, about 30 mins strole. In the other direction is Ingermells, you can walk along the promanade all the way but only go if you like slot machiones and childrens fun fairs. We walked there and caught the bus back to Skegness for £1.30. You can eat out at 2 nearby pubs or an Italian restraunt but you have to book a table there. Lots of take-a-ways Indian and Chinese who will deliver free to the site but you will have to meet them at the gate if it is after locking up time.

Just returned from this wonderful campsite today. My 2 children aged 7 and 4 thought they were in heaven as they adore beach holidays and they only had to walk about 100 metres and they were on the beach via the promenade gate! On arrival we were given a key for the toilet and family room facilities plus a key for the promenade and side gate. There were 3 showers in the ladies toilet area and 3 family shower rooms each containing a toilet, sink and shower. They always seemed to be clean whenever we went to shower the children, an excellent idea for families. There was also a launderette containing 2 washing machines and 2 tumble driers and an iron and ironong board. The washers were £1.50 and the driers 50p I believe although I didn't use them myself. There was no shop on site but this was no problem as just through the side gate on Winthorpe Avenue there wasa supermarket and post office and also a couple of fish and chip shops and a chinese take-away. There was also an indoor swimming pool and a hairdressers on site but cannot comment on them as didn't use them. The pitches were very level on both the grass and hardstanding areas. My children loved the play area which was located directly opposite our caravan which meant we could keep an eye on them at all times. We loved the fact that security was a top priority at night, the security guard could often be seen patrolling the grounds on a regular basis and the site was always quiet by around 9.30pm. They also adopted a strict no ball games rule which is excellent as it prevents any damage being caused by older children. Skegness was about 10 minutes drive away and on the main bus route, and if you went out of the promenade gate you could walk as far as Ingoldmells and beyond if you were feeling fit! There were a couple of family bars along this route after about 5 minutes walk where you could sit and watch the kids play on the arcade games or have a go on the trampolines £1 for 10 minutes, ideal if you want to wear them out just before bedtime! Once you got to Butlins you could catch the road train into Ingoldmells for £1 per adult of 50p per child. There is plenty to do in Skegness itself from Crazy Golf to a visit to Natureland and good old Donkley rides. I would recommend the Fairy Dell situated near the boating lake if you have small children as it has just been revamped and is free. It consists of several shallow water channels for the children to paddle in and a water fountain with plenty of seating for mums and dads to watch their children. We enjoyed this holiday so much this year we plan to return to Skegness again next year and wouldn't stay anywhere else other than Skegness Sands.

A site I would highly recommend! This site was well planned out and extremely clean and tidy. We had a grass pitch up on the top, where the children's play area is, and had a lovely view of the sea. There are shops nearby as well as some amusements and a very nice chip shop. The beach is just two minutes away from the site. The showers were very clean with plenty of hot water and the toilets were the same. Everyone was very welcoming and friendly. Dogs were allowed on the site but had to be walked off site, which wasn't a problem as there was plenty of places to take them. We all had a good time and have already booked to return again this year.
