A nice site, well kept in the main.
BUT the toilet block is far from adequate for the size of the site, although it was very clean.
The rubbish disposal consisted of a large skip which looked as if it had not been emptied for weeks as rubbish was piled around the overflowing skip giving the local wasp population the time of there lives.
The local area has a lot to offer for everyone from visiting Sandringham and other places of interest to sitting mindless by a pond drowning worms. I will be back as there is to much to do in a single visit.

This was our first night out in our first ever caravan. We were given a lovely pitch beside the main lake. There are three lakes in all with fishermen around them and fish jumping about all the time and ducks swimming and flying in and out. We were also quite close to the toilet block which had three toilets and showers in both ladies and gents. Other people have said this was not enough for a 100 caravan site but there was hardly ever anybody in there and they were nice and clean, and its not because the site was empty I would say that it was almost full. The showers were £1 for 8 minutes which - try as hard as I could - I could not stay in that long! So if there are two of you of the same sex go together. There is also a hair dryer with a metre did not use it so do not know how much that was. There is a play area for the children and a lounge and pool room with reading books to borrow. A lovely wooded dog walk with bins provided. Everybody was very friendly, there are a lot of permanently set up vans. As nobody was coming in on the Sunday we were welcome to stop as long as we wanted before packing up.
The windmill is just down the end of the drive and after reading a previous review we went there for a sandwich for dinner. It was very tasty but we must have got the small end of the loaf as our sandwich was not that big - also very expensive for a sandwich. I also got a lovely loaf of bread, floor ground and bread made on site.
The pub in the village was the Bell Inn it was a good twenty minutes brisk walk away, it was very busy and had a nice touch of cheese and biscuits on the bar. Dogs were welcome. It did do meals but only one table of 8 people was in the resturant. Remember to take your torches with you as if walking home after dark you run out of street lamps and there was no lighting along the drive to the campsite. We did not have our torches! There is another pub the Jennings Arms down towards the river but that would be a longer walk and there are no footpaths.
The cost for the night was £14 no extra for dogs or awnings. The only thing I did not like was th Elson point for the toilet emptying was also where you put your grey water and you had to lift it up in the air about 2 foot, I was told that a lot of the older people who could not manage lifting used a drain behind the toilet block.

Stayed on this site over the bank holiday weekend.The site looks lovely with 3 lakes/ponds and ducks roaming around. We stayed in the overflow field where the 'little pond' is. Plenty of people were enjoying the fishing. There is a working windmill a short walk away which is well worth a visit and they make fantastic bread there. The local pub, the Denver Bell, is within walking distance and is great. We went there for their mexico evening, lovely chilli and cheap. Downham Market and Kings Lynn are all within easy reach.
Negative things about this site - toilets, there are simply not enough. The womens were constantly running out of paper (just after they had been cleaned) and on Saturday early evening someone (probably a child) couldn't get to the toilet in time and there was mess over the toilet seat and floor, but with no paper couldn't attempt to clean it up. When the toilet and floor was cleaned the toilet brush was left beside the toilet covered in faeces, 2 days later it' s still there.
There is only one sink to do washing up in and there are often queues to use it.
There are no proper bins, you are supposed to put your rubbish in a huge skip with large amounts of wasps flying around. There were 3 large green wheelie bins near to the skip - one smelt like an animal had died in it, this was at night before the sun hit it and with the lid shut. The other two were tied up with rope and couldn't be used. When I spoke to the lady who was in the office about this she just said that the council had been down about the wasps. That was it, well not having a huge skip full of rotting rubbish would probably help with the wasps.
Also the water tap in our field was in a bad state, it was in a dip surrounded by broken boards from a wooden platform that used to be there, you have to step down onto to the broken boards to reach the tap. It also had some sort of vegetation growing out of one of the joints. When I asked about this the same lady as before said 'oh we don't use that', but its not fenced off and there's nothing on it to tell you not to use it and nobody tells you not to use it!
The people who run this site are friendly and seem very nice, but with some effort this site could go from not just looking lovely but being lovely to stay on.

Just returned from a weekend at this site, after trying out a new tent.
This is superb, plenty of space, no overcrowding, and very scenic. Three lakes on site and nice walks in surrounding wood and down to the windmill.
We went to the mill, at £2.00 each to get in worth about half hour visit but beware of steep steps inside.
On the site, toilets and showers were adequate and very clean, and the rest room with pool table was ideal, although can get taken over by kids.
Strange though, that you don't have to pay for your pitch until the leaving day, most sites want money up front.
Nearby Downham market is a quaint little town with a market, but tricky getting a reasonably priced pub lunch.
Kings Lynn and Hunstanton are a short car journey away and well worth the visits.
We shall return to this site next year just for the peace and quiet and the gentle strolls.

A well-maintained site with pretty garden areas in a very pleasant village. Janet, the warden, could not be more helpful. Plenty of space and a good children's play area. Not too far from the local shop, and the windmill bakes bread to die for. Also close to Downham Market and not far from King's Lynn. Near to a river and handy for Welney Wildfowl Centre.
Regarding amenities on site, more lavatories would be good (only 3 each for men and women on a site with 100+ pitches), but there was always plenty of hot water. The rubbish situation left something to be desired, as a large open skip in a heatwave is very unpleasant (would not want to own the static van parked behind it). A pity, too, that no attempt is made at recycling. There is, however, a good dog walking area, and lots of delightfully tame ducks. Do not fish myself but those who did seemed very happy with their facilities.

Visited for a weekend break. I sent an email enquiry but did not get a reply so ended up phoning to book, so probably best to phone to book in. Lovely quiet and pretty site. Great children's play area, although you need to be careful with little ones and do not let them out of your sight as there is a lot of water about! Lots of wildlife to look at. Toilets and showers very clean. £1 for 8 mins for showers. This was plenty of time for myself and my young daughter to share. The water was lovely and warm and nice and powerful.
The nearby windmill is great. We had a guided tour for £5 for the whole family. There is a shop in the village and a Tesco in Downham Market which is a short drive away. Didnt try the local pub but it looked nice and served food. The majority of the caravans and awnings seem to be set up permanently, This seems a little stramge to us but I have to admit they keep their pitches spotlessly clean. I even saw a man with garden shears trimming the grass outside his awning. The games/social room is a nice idea. The children played with dad for 50p a game. The site seems quite busy but was so quiet it was lovely. Will be going again.

We used this site while we were visiting family in the area, so we didn't stay more than 5 days at a time. Although it rained almost constantly we found the site and especially the warden so very helpful.
The place in general was kept very clean and we never saw a spot of rubbish.
As were only using it as a base and travelling to other sites on visits, if we were there on a long holiday I think the only thing that would get on our nerves would be the constant lawn cutting, almost day which as everyone can appreciate means we were forever sweeping it out from the van.
We were not there at the peak of the season, with the children etc. so we found it very quiet and relaxing. We were told though that the 3 weeks around the bank holiday it was parked solid and the kids did make a lot of nose.
Although the pitches are not marked out, we were never placed on someone door step, there was always a nice amount of room between vans, etc.
The windmill which is a working mill and they do post in the shop when it will be started up to run and makes the best grain loaf we have ever eaten, also we popped in there for a snack and I ordered a bacon on grain sandwich and I had to take half of it home with me, the same applied to my husband who had a sausage one. Great for people with large appetites.

Beautifully and thoughtfully landscaped park with pleasant lakes. Short walk to the working windmill which sells freshly baked bread (can run out early though).
Wardens helpful, but took at least 10 mins to find anyone on arrival to show us where to pitch. Pitches not marked out , but a good flat field near play area. Play area was a hit with the kids - just a shame most of the swings were missing.
Showers were £1 for 8 mins. There weren't many showers but the cost meant that the many caravanner's on site were encouraged to use their own facilities leaving it free for us campers! Only one washing up sink, but never had to wait again because people probably just used the facilities in their own vans / motor homes.
We got the feeling the site was mainly geared towards caravans - many of which it seemed were left there semi permanently and used as second homes for the fishing folk who spent their days around the lakes.
Lounge with pool table was very welcoming.
The only downside for such a well organised site was that there was no freezer available to freeze ice blocks, this is the first campsite we have found this at.

This was our first time at this site. We went on a recommendation and was not disappointed. Good flat large field, plenty of electric hook up. Plenty of room for us and our friends to be together. Beautifully maintained site, Janet was extremely helpful and could always be found if you needed to ask her a question. Toilet block was kept very clean and the games lounge came in handy when the children were bored. Although we dont have small children, the playground was very well situated and comprised of lots of different toys for the younger children, although some did get a little rowdy and Janet had to intervene. This was a Bank Holiday and the site was very full so bound to have a few fraught children about, but all in all, no problems. Very quiet at night considering the amount of people there. We didnt get to visit the mill as there was a Civil War Renenactment going on when we decided to visit, but one of our friends did and said it was lovely and brought back a fresh loaf of bread. The food in the pub was sampled by another of our group and said it was superb value. Little village shop about 5 mins drive away. There was a Camping Accessories shop on site but no basic foodstuffs which was a shame because that would have made such a difference being able to pop in for bread, eggs and milk etc.
All in all, would highly recommend this site, plenty of fishing for those who like that sort of thing, personally I just like feeding the ducks.

Lovely setting, clean toilets & showers. Good fishing lakes. Excellent childrens playground. Relaxed & well spaced pitches. Very reasonable rates. Games room. Windmill opposite for fresh baked bread, friut, veg. Golf course next to site too. I would recommend site to those with or without children as there is ample space between pitches not to be bothered. Young children will need watching around lakes.
