We know the area well, but wanted to stay a little closer to Brixham than our usual site, so came to Upton Manor.
Good communication via the website and telephone. We arrived after a bad journey involving a blowout on the motorway. Given a welcome pack of information, including a map, were were told we could pitch anywhere within certain fields. We had a good look around, decide where was flattest, and where would be quietest, we ended up at the bottom corner of the far field. It's a bit of a walk to the toilets, and it loses the light early in the even, so we may pitch somewhere else next time.
Noise on the site wasn't a problem, even the holiday camp opposite went quiet at 11pm. The grass is short and the facilities are kept spotlessly clean. Plenty of water and fire points. We also like the fact that no dogs are allowed on site, although there was some evidence that there had been dogs recently. We had been warned that Seagulls can be a problem, keeping the bin inside the tent empty while we were away stopped any attacks. One camper was seen to be feeding the gulls! I suppose he would throw food at rats running by as well. There aren't many rules, but those that are there, are there for a reason. As we tend to be out for the day, I don't know if there is any official presence on the site, like a walk around, but perhaps it may be needed at times.
The toilet blocks are very clean, and well thought out, but maybe the cubicle are a little small, or I'm a little big!
The location is only a five minute drive down into town, through the housing estates. It is a bit twisty, but no problem. The lane beyond the site really isn't suitable for vehicles, but leads down to a lovely secluded beach. The holiday camp opposite has a small shop for supplies.
Brixham is a lovely town, with the best Fish & Chips on a Thursday. Unfortunately, this is also the day the the campsite has a pizza van! Breakwater Beach is a small pebble beach with a cafe, restaurant and toilets at one end. Parking is available at the top of the beach, or in the secluded multi-storey on the other side of the road, with a tunnel walk through to the beach. The breakwater at one end of the beach and rock pools at the other. Good for fishing off the rocks, launching a small boat, or swimming. If you are comfortable swimming out of your depth, swim beyond the seaweed line, it really makes a difference, the water is calmer, warmer and it is one of the best sea swimming areas around.

This was a last minute booking and our first visit to Brixham.
The site is a little way out of the town if you have difficulty walking - but the buses seem regular and we never had a problem parking when we drove down. (The main road in and out of Brixham is usually very slow, incidentally. )
Upton Manor is ideal for families - and the children there clearly had a great time, with the freedom to run around several areas. On this occasion we were childless - and for others in the same position, the amount of kiddies around could be a problem.
That said, everything goes quiet by 11 pm and we had several very peaceful nights' sleep. On our last night, however, there was a group of men up until 3am talking loudly, despite being asked to stop by their 'neighbour'. They were politely but firmly asked to leave the next morning. The owners dealt with the problem promptly and efficiently.
So be warned, this is not a site for groups of friends who want to sit up drinking and chatting into the early hours, but if you want somewhere that's lively in the day and peaceful at night, this is perfect.
We didn't go the the clubhouse on the site opposite, but used their shop which was useful and had one take away jacket potato and salad, which was tasty!
The vast majority of places to eat in Brixham serve fish, of course. We ate in at the 'Poopdeck', at the Brixham Fish Restaurant and at the Indian 'Balti Nights'. All were delicious. On our last morning we had 'Breakfast at Tiffany's' which was great, but a little slow if you're in a rush.
All in all we were very pleased that we chose Brixham for our few days away and very happy with Upton Manor. The pitches are not huge, but it's an attractive site with friendly staff. And the place is spotless. The showers ARE a little small, but the two blocks are always immaculate!

Good point, toilet block nice and clean.
Bad points,
Children everywhere although no entertainment for them.
No sea view only a view across houses (at least from our pitch).
Walk into town an absolute mission and along busy roads and among houses. We had to taxi it back and never walked it again. This was the main reason we picked this site and we would have been better off on a site further out with nice views and driving into Brixham.

It was a bit of an adventure through the houses & up the hills, some tight bends to get to the site.
Site was very well laid out & clean, unfortunately 2 of the facilities were not available on our pitch - tv reception & wifi - yet it stated that TV reception was excellent all over the site, as was wifi. On pitch 11 & 12 TV was virtually non existant, due to the very tall trees - we had to move our van & awning forward over 20ft, even then only itv was receivable.
Everything else on the site was very good, papers & shop was right next door to the site. Wardens were helpful, even though we were not shown to our pitch and ended up on the wrong one, next door to it. Water tap nearest to us was just a trickle, took ages to fill 50ltr barrels up.
Brixham itself we did not get a chance to visit, as even in September it was still very busy & could find nowhere to park (am disbled) Even despite my gripes site was very good value for money

Our 2nd visit to this site, and once again, our expectations were exceeded. The campsite is well maintained, the grass regularly cut short. We camped in the lower field without electric hook up, but with the free freezer for your cool blocks readily accessible it wasn't a chore at all.
The toilets / showers were spotless and the office staff couldn't have been more helpful. Our last visit was two years ago and we were really looking forward to coming back.
We'll be looking forward to coming back in another couple of years. The site is very family friendly and I had no worries at all sending my children (11 & 9) to the toilets unsupervised (and the youngest 5 years old with the eldest, there was no worries at all), as there is a relaxing feeling of safety around the site.
The little spar shop down the road is ample for last min supplies, and Brixham is well served (albeit, in the town centre) with tesco and two coops, along with some other independent shops.
Thursday night is pizza night, with an external company coming in and offering wood fired freshly cooked pizzas, which is a great relief from cooking some nights. Across the road is the John Fowler holiday park, where you can use their on site shop and also their takeaway facilities too, if you don't want to cook.
The campsite is a stones throw from St Marys Bay, and the South West Coastal Path, which was a nice afternoon walk into Brixham.
Would thoroughly recommend.

Just returned from Upton manor campsite with our trailer tent had a good stay nice level pitch which is a must for us a really pleasant check in where we received various bits of information and attraction leaflets. We thought the campsite was ran really well shower block and toilets were kept spotless and there was always plenty of hot water in the showers. It is about a mile stroll down into Brixam which to me isn't a problem but the walk back is all up hill which some people may find a struggle, but during the day there is a local bus that stops outside the campsite and getting a taxi is easy enough. There is a caravan park just next door with store and club house which we used a few times for games of pool and to watch some of the entertainment. Would definitely recommend.

Lovely quiet site, well kept and clean. The owners were there if we needed them but after booking in we didn't see them on site, so felt relaxed.
The toilets and showers always looked like they had just been cleaned. The only thing I would say is there is nowhere in the showers to put belongings except for pegs that my 10 year old could only just reach.
Lovely hedge pitch with plenty of space, even with our 12 man tent.
Would highly recommend and definitely return one day.
No facilities in site except for the basics which suited us.

My wife and I have just returned home after a 4 day stay at Upton Manor and we will be returning sometime in the future. The site was very well maintained with ample pitching space, the toilets and wash room were always spotlessly clean, and all the staff were very helpful and friendly. Next to the site is South Bay holiday park with all it's facilities that are available to all at Upton Manor, these include a well stocked shop, take away, bar, and entertainment. There is also a bus service that runs from the site to Brixham harbour every 15 mins up until 5pm, All in all we had a very enjoyable time and we would recommend this site to any of our friends wishing to visit south Devon.

This was our 3rd visit to Upton Manor Farm. This is a brilliant site very flat, large and level tent pitches. We always book the Hedge pitch as they are extra big. Site facilities good, always hot showers - very clean. Staff friendly and helpful. Good walk into Brixham (downhill) about a mile. Coming back you can either walk, take the local bus or taxi. Lovely walks from the campsite too. Grounds very well looked after -always clean and tidy. Big bonus no dogs aloud.

Just returned from Upton Manor campsite. We were only staying for a short break but am sure we will return again. The site is level and drains well, good job as there was torrential rain while we were there. Pitches are a good size. We don't have young children but a small play area may be a nice addition. The toilet facilities were always very clean, the shower cubicles were a bit on the small size and not anywhere much to place your clean clothes and towel without getting them damp, just a few hooks on the doors and wall which I found rather high up to reach. I would have preferred privacy cubicles rather than just a row of hand sinks. The water was always hot and showers a good temperature with push button control. The site is in a good position to access the South West coast path, we walked in to Brixham via Berry Head, not too strenuous with good views. A steady uphill walk back to the campsite from Brixham took us about 25mins, not too steep but there are buses running quite regularly if needed. We also walked to St Mary's Bay, 111 steps down and a more difficult 111 steps back up! This is a sheltered bay, sand and pebble so if going in the sea maybe use beach shoes but the weather wasn't good enough for that while we were there.
