Just back from a week at this site and wanted to post up a positive review. To quote my good lady, the site's facilities, the toilet block, washing up etc were some of the best we've seen. Always clean, plenty of hot water and never seemed overcrowded. There were even good family shower rooms for those with babies and young children (as are we).
This is a basic site in the sense that there are no shops or designated playground areas however if you are looking for the real camping experience with good sanitation and space between plots this is ideal. On the other hand if you are looking for a substitute for butlins then go over the road to the John Fowler site.
The location of this site is ideal for enjoying the English Rivera of Brixham, Torquay and Paignton. The site is also close to the coastline with some great coastal walks possible (although not really suitable for bikes as we found to our cost).
Driving access to the site is not without it's challenge / delays, as is the issue for most of Devon but that's part of the whole experience.
Overall would we recommend and would we go back, a definite yes !

Stayed at this site last week for a few nights as a family of 3 plus a small dog. This was only our third time camping and we are basic campers but managed pretty well. We just needed a fairly level pitch (we were in the bottom field) and clean showers/toilets. The shower/toilet blocks were spotless at all times we visited and with with plenty of free hot water. Although this site takes dogs, you do have to exercise your dog off site and we actually drove off site in the car rather than walk across the field. This, I think, was slightly annoying but felt we had to as apparently there had been complaints from other campers about other dogs being walked up to the gate for their off site exercise. We would never let our dog off loose on a site but next time we would perhaps look for somewhere a bit more 'dog friendly'. On the other side of the hedge is a John Fowler site and unfortunately several of their visitors were extremely loud late at night and sound certainly does carry at night! I realise this is not the fault of the campsite owners and maybe we were just a bit unlucky, which leads me on to the word 'seagulls'. What can I say other than I have never heard so many loud seagulls in my life. They seemed to start at about 3am in the morning and went on for a couple of hours. Needless to say, my husband and I were exhausted although our teenage daughter slept through it all! A lovely area to say in and we enjoyed our break but if we visit this site again we will be bringing some kind of earmuffs!

We spent 3 nights at this pleasant site recently. The site is very conveniently situated around 15mins walk from Brixham town centre. The site is very close to the South West Coast path, which is handy for exploring!
The site is well maintained and facilities very clean, if a little on the smaller side. There are no play places on site for children. There isn't a shop on site but the Spar 10mins walk away is handy and there is a Fowlers campsite opposite which has a shop that you can access. When we checked in we didn't really get much information from the staff regarding the site.
The views were nice and the space adequate, I think the facilities would struggle if the site were full. The site is quiet and relaxed.

Really nice open field site, facilities are very clean, as previous reviewer mentioned showers are a bit of a pain to use and were a bit too hot during our stay, washing up room is also strange with large deep sinks but no draining boards so the floor and countertops end up swimming with water. Laundry room was great with 2 large washing machines and 2 huge dryers, cost approx £10 to do a weeks worth of washing which I didn't think was too bad.
A point to note if you are visiting in a motorhome is that there is no dedicated motorhome service point and only 1 tap on site that you can connect a hose to,(at the side of the main toilet block), we managed ok but it was a bit fiddly to empty our waste tanks.
There is no shop on site but you can walk 2 mins down the road to the John Fowler holiday village and use their shop. The owner was extremely friendly and helpful and always stopped for a chat whenever we crossed paths.
The walk down into Brixham takes approx 20 minutes at a leisurely pace, the return trip takes a bit longer as its all uphill :(. Brixham is a lovely village with plenty of shops, pubs & places to eat, you can also catch the ferry over to Torquay for a nice day out. I would highly recommend this site and would return here if we visited this area again.

We have just returned from our first 10 day holiday at this delightful campsite.
The staff are friendly and helpful, the facilities very clean and well maintained and the pitches generously sized and well drained.
Our grass pitch was level with a hook up and situated near a water point and both sets of showers, toilets, dishwashing and other facilities.
When we first arrived the plastic cistern at the chemical disposal point was damaged and difficult to operate. I was deeply impressed the second time I needed to use it - it had been replaced with a brand new, high quality cistern!
Upton Manor is ideal if you want a quiet, beautifully maintained, non-commercial site, within easy reach of the many lovely beaches and places of interest on the Devon Riviera.
We will be only too delighted to return there next time we plan a holiday in Devon!

Having just spent the weekend here I must say that it was lovely. The ablution facilities are very clean.
My only moan is the short time the hot water dispenses in the shower (approx. 5 secs) before you have to depress the hot water button to get another 5 sec spurt.
Otherwise we thoroughly enjoyed the weekend, even if it was just to 'test' the recently converted transit - camper.
The ten minute walk to the beach was not found by us but the views and scenery made the walk along the hilltop extremely pleasurable. Would come again most assuredly.

My Partner and I plus 2 dogs stayed at this site for 2 nights on 21st May; after many years of none camping. We absolutely loved it!
The owner was extremely helpful on booking and rang us (as we arrived a lot later than planned due to traffic)to tell us they needed to close but told us where we needed to go etc. The campsite was well maintained and very clean our pitch was perfect. I normally 'struggle' with the shower / toilets blocks but these again were very clean and nice.
Dogs need to be kept on a lead at all times as with most sites and walked off the site which I fully agree with. The beach was only 10-15 minutes walk which dogs are allowed and there are plenty of other walks to go on nearby.
We used to walk back from Brixham via Castor Rd which was just a light hill. The site is perfectly placed if visiting with dogs there are a few pubs in Brixham that allow dogs the blue anchor being one of them. This site has restored my faith in camping and we are looking forward to returning.

This is the best campsite we have ever used, our first stop here was summer 1996, and we make sure we visit at least once a year (usually 2 or 3 times even if only for a couple of nights)
The facilities have always been spotless and the owners more than friendly, but with the improvements to the old shower block in 2009 and the newer block now completed its refurbishment the site is even better than expected.
We always get a warm welcome, the pitches for camping are where you like to a point giving you a lot of space and privacy. Although we like to 'ruff it' with minimal odds and sods, the space and layout of the electric hook up sites looks one of the best we have seen.
The location is A1, close to Brixham, just 20 mins walk, an almost private beach at St Marys little over 10 mins plus the steps, a Spar 5 mins down the road open till 10, John Fowler site over the road with a small shop offering the basics plus fresh baked bread in the morning, and if you don't want to walk the bus stop almost opposite.
The facilities on site are even better than expected, always hot water, plenty of loo's and showers, and the office will always give you help and point you in the right direction.
Recommendation is always the best form of advertising. Last year we invited our sister in law and the two kids (one 9 one 7) down to join us - never camped before! the girls had the time of their lives, running in the field, riding bike, cliff walks - two weeks after their return, they had purchased the tent and all required, booked up and asked us to join them, this Whitsun will be their 3rd visit!
The site is well maintained, and always feels safe and secure, we had no problem in letting the little ones loose around the site and the other advantage is that the owners respect the requirement for privacy and quiet, in the 14 years we have never had problems with noise or unruly groups as on other sites, by 10 or not much after its a sea of tranquillity, matching the wonderful position and facilities.
If you only visit once, I can assure you it wont be long before you will want to return.

We visited this site after reading other positive reviews and were not disappointed.
Most importantly the toilet, shower and washing facilities were spotless.
Staff were friendly and helpful. Although there was no on site shop you could use the shop on the site opposite or walk a few minutes to a nearby spar.
Pitches were spacious and when we visited there was plenty of room for children to play.
Ideal base for exploring Torbay, nearby steam trains and waterpark. We will definitely use this site again when we return to the area.

We had a fantastic visit to our favourite campsite again this year. Very friendly and warm welcome from the staff. Even more features than our last stay including a refurbished shower block and ice block facilities.(Main block due for refurbishment 2010, although facilities are excellent for a campsite already, we had all we needed).
Small shop across the road for all your essentials that allowed us to use very kindly.
Brixham such a beautiful fishing town with an amazing history and gorgeous scenery (and a resident seal that we very luckily got to see 3 times!). Sharkham point has the most fabulous views and a lovely part of the coastal path where we got to see 2 schools of dolphins swimming around the bay!
We loved every minute of our 2 week stay and will be back every year without fail.
