 AB FAB! this site is brilliant! Washrooms and WC's always clean, however did nearly break my neck in the washing up room due to wet floors, but that is other people spilling all over!

There is a freezer packing freezing service and the owners are always around to tell you about the area etc.

Unfortunately we caught the back end of hurricane Bill whilst we were there and had to cut our stay short due to tent damage, but Jenny has very kindly given us 3 days to use next year - excellent customer service!

Little beach is only 5 mins walk (if you find the cut through!) from the site and is brilliant and the harbour and shops are only 1 mile downhill from the site - loads of other stuff to see in the area.

Well worth braving the M5 traffic for this site and would recommend to everyone - for lovely family hol.

I would like to have seen a little park area for the children - to get them out of our hair whilst we get tea ready or ready for a day out!

Am very excited about going back next year - avoiding random weather tho this time!

 Pros:

•The location is excellent – 20 min walk into Brixham with 7 & 5 yr old. Slightly longer back due to the big hill!

•Really big pitches – caravan, awning & 2 cars easily accommodated and still room for table, chairs and blanket for kids to play on

•Well sheltered considering it’s position so close to the coast

•All the facilities are spotless and everything’s in working order (toilets, showers, washing machines, etc)

•Family washrooms with shower, sink & toilet

•Site is very well kept (grass was cut 3 or 4 times in the 2 weeks we were there)

•15 min walk to beach at St Mary’s Bay (watch the 112 steps down to the beach though!)

•20 min walk to Sharkham Point

•10 min walk down the hill to well-stocked Spar and a few pubs

•The owners, Brian and Jenny, were really friendly and couldn’t do enough to make you feel welcome and ensure you enjoy your holiday.

Cons:

•Bit hairy negotiating the residential streets when dragging a caravan (especially if you’ve only towed it 4 times like me). Watch out for the big tree in the middle of the road and the 90deg sharp left turn by the car bodyshop!

•No play area for the kids (although they can ride their bikes on site)

•Few uneven pitches so make sure you ask for a level one if you’ve got a tent or TT

Other:

•No shop but you can walk across the road to the John Fowler site and use their shop (and probably their play area too)

•We didn’t experience ANY noise from the John Fowler site.

 Just back from a weekend at this lovely site.

The good bits:-

1.Very friendly owners, showed us to the pitch and very helpful

2.All families and couples on the site, no noisy groups

3.Toilets and showers were very clean

4.The lovely town of Brixham is a 20 minute walk down the hill

5.Stunning walks along the coastal path from the site - a lovely circular walk which took us a few hours

6.You can get your supplies in the caravan park shop across the road - they don't seem to mind the trade

The not as good bits - and they were very minor -

1.Some of the pitches are a bit uneven - it didn't bother us at all but the VW that tried to pitch next to us couldn't get straight. However the owner came straight out and found another pitch for them!

2.It is opposite a 'John Fowler' static site. There is some noise from the park during the day but just usual kids noise! Didnt disturb us at all - the seagulls made more noise!and a plea from those of us who live in seaside areas

Please, please don't feed the seagulls - saw several people doing it - they are pests!

All in all, a great site, lovely people, great walks - a fab weekend :)

 What can I say, fantastic site, friendly, well positioned, very very clean toilet nd showers, the new refurbished one is A1, water positioned all over the site, close to Brixham, its an easy stroll there although the hill on the way back up Castor Road sometimes seams long!

Almost a private beach 2 minutes away, John Fowler site opposite for the odds and sods so although the site has no shop you have got the facility.

Very friendly owners that care about you and camping, the site just keeps improving.

No club ect which makes it a nice chill out site, John Fowler site is opposite some noise but very little and not late, and the campsite is so quiet at night. Ideal for kids.

What more can I say this august was our 25th time at the site (usually 5 nights per stay) in the last 13 years, and it just keeps improving.

 On arriving at the site the owners were really helpful and made you feel very welcome.

Campers that did not need a hook up are allowed to pitch anywhere in two large areas - there are no marked pitches.

There are a couple of shops nearby which stayed open until 10 pm and a great shop on the holiday park next door which sold fresh croissants and bread each morning.

Plenty of showers and hot water but no room to leave clothes etc apart from a rail of hooks outside the row of showers which meant very little privacy.

They provided plugs and a large mirror in the laundry area for those like myself who need to dry and style their hair.

The site was well looked after and everyone was very friendly.

Only disadvantage was the long walk up the hill from Brixham and the noise from the holiday park entertainments area but that did close at 12.00 pm.

Would use this site again.

 Hi we have just returned from upton manor camp site,this was our first time camping and overall a pleasant time was had by all. First the pros- well kept site, very clean, ery quiet at nights and well lit. For a tent (large) with awning and hook up 2 adults 2 kids it was £28 pn.

The walk in to brixham is a good mile an half the nearest shop is a spar about 15 mins away and nearest pub also about same. NThe site is split in 2 hook up and non hook up if your non then its on a slope, if you're hook up then you're either at side of washroom/shower block/loo or under trees, or you may be lucky and get 1 of about 6 or 7 good pitches. There are 2 shower blocks 1 is ok rather modern, both were very clean. If you have children there is nothing for them to do on the site not anywhere for them to kick a ball about but there are plenty of walks around.

 If it's all about location, then I think this site scores a perfect 10. It's within walking distance of a lovely, safe beach and just on the outskirts of Brixham, where there's plenty to do, yet it's still rural enough for plenty of good walks - to the Berry Head nature reserve, for example.

As many others have said, it's a relaxed and friendly site, with good facilities. Despite the big red and white signs - all in shouting CAPITAL LETTERS - that warn you against the use of disposble barbeques, or pitching at night, etc, etc, the campsite is run in a pretty laid-back way. If you don't want an electric hook-up, you can go and pitch pretty much where you like, in a big sloping meadow.

Which brings me to one small point - if you like a level site, there are some, but there are also plenty of slopes, some more dramatic than others. Perched on a hilltop, the site has some fine views down over the twinkling lights of Brixham (enjoy the weekend fireworks from the comfort of your tent), but the price you pay is that you might find you have to pitch on a bit of a slope when things are busy. It can also get a little bit exposed at windy times.

Some of the best things:

1) Family shower rooms (but no way to adjust the temperature of the water, as far as I could tell - but my nearly two-year old would have screamed and complained at any temperature - adjustable temperature is available in the old shower block)

2) views

3) lots of space for tents - and plenty of room for kids to play in centre of field

4) the lovely nearby beach, which has sand and rocks, safe swimming and is quite quiet and secluded

Not so perfect:

1) smell of bins, right outside the old shower block - and just where was the bottle recycling?

2) sloping pitches

3) noise from the John Fowler site over the road (the shop there is handy) - couldn't hear it at our tent, on the other side of the campsite, but seemed really loud at the top end of the campsite, by the amenities blocks.

 Just got back from a week at upton manor farm, just a quick review.

A very warm welcome by the owners, nice people very friendly. Shown to our pitch straight away and given plenty of info about the local area.

Shower blocks were clean and the water nice and hot, toilets all good, washing up area all good. Water points dotted around with push buttons also a hose and tap system on the side of the main shower block.

Pitches nice and big ( we stayed on the electrical hook ups) if a little unlevel, however this wasn't a problem. Drainage seemed ok however the grass did churn up a lot after some heavy rain, the site owners did try and sort it out and put sand down.

In general a quiet site, expected more noise from the John Fowler site but it wasn't that bad. However on the electrical hook ups while you do have a wide pitch you back directly onto someone else's pitch, this didn't appear to be a problem for the majority of people, unfortunately we had a large family behind us who liked their music and did not know how to moderate their voices keeping us up until one oclock on one occasion after switching their loud music off after midnight. We don't have a young family and music doesn't really bother us however a little more consideration wouldn't have hurt, we didn't complain but I'm sure the owners would have sorted it if we had, maybe a site check after 11.30 wouldn't hurt?

Overall a well appointed site close to beaches and lovely town of Brixham, nice coastal walks and area.

I would return to this site but would not hesitate to complain about excessive noise in the future.

 Site is a little tricky to get too, but I'm sure that's because this was only the second time I had towed and we own a twin axle.

On arrival was greeted by the owners who were very friendly, was taken to our pitch which was very spacious and divided into 2's by fencing.

The pitches were well kept and laid out which made it very easy to manoeuvre. Site was quiet and plenty of space for children to play.

Toilet/shower blocks were immaculate with plenty of hot water and water disposal facilities were easy to use.

Disposable BBQ's are not permitted but the owners has number of small free standing BBQ's that you can use to stand your disposable ones on which was a pleasant and welcomed change, better than putting them on bricks.

The only negative thing we experienced was our own doing, the area had switched to Digital the week before which we were unprepared for so no TV for the week, but that taught us a lesson to check in future.

The nearest beach is a short walk away, but a long climb down to the beach which may not be suitable for some, but just a short drive brings many other beaches within reach.

Brixham town is pleasant although not very family orientated in the evenings with many Restaurants displaying no children after 7pm in their windows. Paignton Zoo is close too which is an excellent day out for the whole family although wear good shoes cos it's quite spaced out.

So there you have it.Competitively priced, very friendly atmosphere, great facilities, central to many attractions. We will definitely be booking again.

 Had a great weeks camping here at the beginning of July, stayed on the bottom field with plenty of room for our 2 year old to run around, surprised it wasn't busier over the weekend. Good location near Brixham at the top of the hill over looking the harbor/ town. We managed the hill ok with two kids in a buggy but there's also a bus service to the static caravan opposite the entrance.

Nice dog friendly beach about 1/2 mile down the lane also leading to the coast path round to Brixham past the old forts, worth a walk.

Good clean toilets/ shower blocks & nice street lighting at night.

No shop on site but there's a Spar shop on the way back to the campsite from town and Tesco's, Somerfield's etc in town.

Would recommend it to anyone.
