Lovely campsite and a very welcoming attitude from the owners both on the phone at enquiry and in person on arrival. No deposit means you don't get ripped off like those in the New Forest for example - this is refreshing.
The lower fields are great and offer a break from the bustle of younger family pitches around the play area.
No pitch regulations gives visitors good freedom but I suppose could penalise those who arrive later in the day.
The toilets and showers could benefit from updating but they are functional. I was surprised that the little office / shop did not offer more goods for sale.
A few camping accessories and a few more groceries would be nice.
All in all, a simply run, laid back campsite that is well placed and offers good value.

My 6yr old daughter and I have been on a road trip this year and done some camping in many differing places.
When we arrived at Blacklands Farm we were both tired and, I have to be honest, I was a bit wary to start with as it doesn't look like a great site.
However, we went through and were told we could pitch wherever we wanted in the first field as there isn't specific plots.
We parked up and had a wander around to survey our surroundings. Well, I say we did. My daughter saw the fantastic little park and I didn't really see her until we left!
There are some shower blocks, toilets & dishwashing area to one side of the park which look relatively new and were cleaned & maintained regularly.
The office at the front has a small selection of goodies you can buy - not much but always something you can find.
In the second park there is a lovely lake for fishing, duck/geese watching or just chilling.
Henfield is a few miles away but it's probably best to go by car. We did try to cycle but the cycle paths were actually public footpaths and so there were many styles.
The footpaths were stunning though so the walk is definitely worth it.
The park is in the middle of the site and can be seen from all around so the kids were all able to play safely. In fact the whole site had a very safe feel to it.
Blacklands Farm is a great place and we'll be visiting ago soon.

Booked 6 pitches and EHU in March for Brighton Pride Th -Mon. Asked, as we were a large group of adults, if we could use the other field with no EHU. Told no as it was for w/e.
The facilities are nice. Its other campers that make it grubby by not cleaning after themselves and wiping down sinks. The two big showers are nicer than the new ones but no more waiting about. The fields are well kept.
Make any noise after 11pm and the warden shone a bright torch in our eyes. People watching TV or playing music away from the wardens caravan, or kids playing late were allowed to continue. Chatting and laughing not. This site really is for families only.

We arrived on a Saturday lunch time. We were camping with another family. The 1st field was fairly full but we managed to get 2 pitches next to each other with EHU. There are 2 camping fields the further one has a permit for weekend campers only and as such was the quieter of the two. The main field has a well equipped play area in the middle of the field suitable for under 10's. There is a small on site shop selling uht milk eggs ice creams and sweets. Its open most of the day just shutting for mealtimes prices are a little inflated.
There is a fairly recently built shower /toilet block which was fairly clean and kept well stocked with toilet paper and paper towels. There was plenty of hot water in the mornings and I did not have to queue to use the showers. The water was a little hot for the children but had cooled by mid afternoon to a better temperature for my youngest aged 4.
The campsite has a lovely laid back feel, you could choose where to pitch and we were allowed to leave whenever we were ready on our last day- so no rush to pack up. When we stayed the majority of campers were families so as soon as it was dark most people went to bed so it was fairly quiet apart from a few people playing acoustic guitar. However the local monastery rings its bells at just after midnight for some reason. There are a few local pubs within walking distance of the campsite. The Oak is the closest however it doesn't serve food on a Sunday evening so we walked along the river Adur for 3 miles past Shermanbury place to the Bull which serves a really good range of homemade pizzas, has a kids menu and a really nice pub garden and play area.
A laid back campsite in lovely surroundings great for families at a good price.

The campsite has 2 main camping fields; the upper field which has some pitches with electric hook-up and a lower field next to the lake. There is a children's play area in the middle of the upper field which looked pretty good. The campsite's lower field situated down by the lake is very attractive.
There are numerous toilet blocks and a shower block too (all in the upper field)which are cleaned regularly. There are also 2 washing up areas (1 in upper field with hot and cold water, the other in lower field with just cold water).
Unfortunately apart from the washing up sinks which are not for 'personal hygiene use' there aren't any hot water taps; some hot taps in the toilet blocks would be a real plus from our point of view. The toilets are in various different building; some clearly much newer than others.
There is a very small shop in the reception which is open some of the time although we didn't spot any published opening times (although there may have been some and we just didn't see them).
We visited on a summer weekend and, although we'd asked first if it would be peaceful and relaxing on the site and been told we could be guaranteed a quiet stay outside bank holidays, it wasn't really our cup of tea but for groups with kids its probably ideal.
There were a lot of large groups of people camped together (4, 5 or 6 families pitched up together) many with lots of children. This meant that naturally there was lots of noise of kids playing nearly all the time during the day and lots of groups of adults chattering well past the 11pm noise deadline on the Friday and Saturday night.
It would've been better for us if the 'all quiet after 11pm' had been enforced so that we could get some sleep, especially when there were children up and playing again at 7am! There were also numerous groups of young people doing D of E challenge weekends or something similar.
We stayed the Sunday night too which, for us, was blissfully quiet so suspect you need to avoid weekends if you want a relaxing time here. Maybe worth the site advising potential campers that it can get rather 'lively' on weekends and during school holidays so those of us looking for some R&R can maybe choose to come at other times.
Nearby there is lots to do, loads of lovely towns and villages to visit as well as the nearby resorts such as Brighton which are all easy to get to from the site. There are also loads of National Trust properties and gardens around and other places of historical and natural interest etc so in terms of location, the site is in a great place.

Spent a long weekend at Blacklands with 4 other families and lots of kids. Arrived at 2pm after hearing the first come first served EHU plan! Already at least 25 tents in the first field with the 'prime' EHU points gone.
We managed to secure 2 EHU points (with 4 sockets on each) for our gathering in the next best location. By 5pm I would say all you are left with (if lucky) would be the ones right infront of the loos with everyone walking past or through your setup.
Many plus points for this site, but also some bad ones too.
Pluses: we loved being able to pitch cowboy style, no fixed pitches. Good play area in the middle of the field with football goals ( a MAJOR bonus for my boys). Safe campground.
No deposit fee required, so if you bail on a weekend for weather - no problems! Price is good - £46 for 2 nights, 4 people with EHU, no tent size restrictions. Quiet as a mouse after 11pm, no noise problems at all.
I would say in the main field there were 50 tents or so. No problem for 2 cars per tent or gazebo etc. 2 fields available so if you want peace and quiet away from other kids the 2nd field is perfect.
BAD POINTS : the no fixed pitches I can see as a problem in busier times - first come first served basis for space and EHU's despite having 'booked' them - if they're gone when you arrive, they're gone. I think they will take as many tents as they think possible, which will be a good 20% more than they should do comfort wise.
Toilet and shower facilities for me are not great, they have simply kept the old, tired portable cabin facilities and built timber frames around them giving the impression of far superior facilities from the outside. Dark, dingy, messy, definitely nowhere near enough for the amount of campers we encountered (and it wasn't busy!) to the point where I would not shower the last day because of the copious amounts of grass and mud in the showers.
If you like certified CC sites, pitch regulations, object to people like us with multiple cars, gazebo, informal camping style - then this is not the site for you.
My advice to the owners - limit your guest numbers to where you get very happy campers with good space, and spend £20k on a modern toilet block.
We will go back for the pitching and play facilities, but if the price goes up next year no way.

This is a proper old fashioned camp site.Large fields - basic facilities - pitch wherever you like - and its great.
It's miles from anywhere but the camp shop has all you need if your supplies run low and you don't want to drive anywhere.
This is a family site with a large play area in the centre of the field so not for people seeking peace and quiet that don't like giving balls back.
There is a lake at the far end of the site and was told of some large fish that live there fishermans tales .
Lots of footpaths in the area to explore. Enjoyed the stay and will use again.

Tax Breaks review is spot on. Great potential but facilities can't cope at peak.
The booking 'system' is also a step backwards. We stated when we reserved back at the start of the year we needed 4 pitches with EHU. We were assured both via email/phone that this was ok.
Prior to us arriving we rang to confirm all was ok only to be told by the proprietor that this was a 'first come, first served site'. Having a 2 1/2 drive ahead of us one of our party left at 5:30 on the day of our first stay and only just managed to secure the pitches together.
The proprietor even admitted to over booking the EHUs by 10% to cover no shows. Not good. Havin spoke to a group who had been for the last six years, the 'first come first served' approach was a new thing, and I think this should be reviewed.
The main field was level, but gravel/type 1 perimeter track kicked up the dust in the hot weather. No EHU and limited water points in the bottom overflow field.
Convenient for Brighton but best use park and ride if you have a top box/high roof due to parking height restrictions in the multi-storeys.
Kids loved the play area (which you could watch from most parts of the campsite), and woods and we even had a massive campsite football match on the Wednesday evening with ages from 5-55. 2 hours of great fun in 20 Degree heat!
Would I book again? Probably not, but I will follow develops closely to see how this campsite develops.

We have stayed here several years running because it's a great place for a crowd of us to meet up from different parts of the country. We like the large, open field as it caters for both tents and camper vans. The pitches are level and spacious and there is a great children's play area and fishing for those who want it. Even at busy weekends it is a quiet place to stay.
We were disappointed last year with the shower facilities but read about the changes that were taking place so felt a little more optimistic this year. What changes? The large shower block is no different. It needs a thorough deep, clean - squirting toilet cleaner around the bowls is not cleaning! There is hair in the drainage grids, dirt in the corners of the cubicles and the cobwebs look familiar - they have been there several years by the looks of them. Many of the doors cannot be closed properly or locked. However there is plenty of paper and soap.
When we arrived there was no hot water and still none the next day. Our friends, who had arrived earlier in the week, had mentioned the lack of hot water 2 days before. We had a very unfriendly response and no apology from the owner; although the girl in Reception put a notice up saying they were having difficulties with the hot water supply. The washing up area has swallows nesting in the eves which is all very lovely but not very hygienic with the draining boards splattered with bird poo!
The electric hook-up adjacent to our pitch was still not working after 2 years!
The area has much to offer. Avebury and the many surrounding ancient sites have an enduring fascination and there are plenty of walks to connect them. The Outside Chance in Melton (Marlborough) is by far the best eatery in the area but the Red Lion in Avebury must be visited!
This is a lovely, reasonably priced campsite, surrounded by quiet countryside with distant views of Cherhill. With some TLC and consideration for campers it could be excellent!

We liked this site it had much going for it but
Having stayed for two nights over the end of May bank holiday after reading previous reviews and stayed on 'basic' sites before we were never the less disappointed.
The site comprised two pleasant big fields with a small lake at the end of the bottom field and a good play area in the middle of the near field together with a small reception/shop. We estimated that there were between 150 and 200 tents caravans and motorhomes on site over the weekend if not more with more space available.
The shower and toilet and washing up facilities though were not simply basic they were wholly inadequate for such numbers.
The hot water had long since run out before we got anywhere near the showers or washing up facilities after queueing and there were no hot taps or anywhere to hang washbag, towels or clothes at the toilet wash basins and only one hook in the showers.
We also saw no evidence of any cleaning which needed to be hourly or more at peak times given the pressure the facilities were under.
More EHU's and drinking water points had been installed at some time but trenches had not been levelled or seeded and these were dry and dusty and uneven and will be wet and muddy in bad weather. The drinking water points drained straight into soggy mud. Some basic soakaways needed here.
The site is obviously very popular and rightly so it needs, though, so TLC, more and better facilities.Together with separate areas for caravanners and campers to be a good or great site for the numbers it could accommodate properly!
