This is a busy site in stunning location right on the sand dunes with direct access to a wonderful sandy beach.
The site changed hands in spring so potentially some of the issues we experienced are things that will improve as new owners get opportunity to invest and improve.
The positives:
- Location is unbeatable and directly on beach / coast path. Lots of seals who love to swim with you.
- Amazing sunsets
- Daily street food vendors (eg. Sri Lanken / pizza / gourmet ice cream)
- Shop sells local produce as well as basics (no fruit or veg though - except the free plums from staff's garden!)
- Free loan of surf boards and beach toys
- Nice touches such as herb garden and help yourself strawberries
- Prominent security meaning very quiet after dark (surprisingly so given that site is so busy!)
- Despite being few and only in one of the facility blocks, showers were fairly clean, warm and functional. Free push button system meant queuing was minimal.
- Large new play area (away from camping field) and separate open spaces. Large safari tent provides a sheltered area for kids to hang out.
- Woodland walk area
The negatives:
- We were pitched in a middle row with back to back pitches and consequently hemmed in on 3 sides.
- Pitch was small and cramped for modern sized tents, meaning a minimum distance couldn't be maintained between tents (potentially a fire risk).
- Pitch allocation seems to work front to back of site, so the area nearest shop and showers is crowded and busy, whilst rear of site is almost empty! Had I have realised prior to pitching we'd have requested to be moved.
- Pitches are in long rows down length of site with no gaps. Consequently people regularly cut through pitches to reach facilities (strictly against camping etiquette)
- Freezer for ice blocks is tiny (size of a cool box) nowhere near adequate
- Charge for second car is not clear on booking. It's £5 (in coins) in the beach car park. If you use second car daily this would be an inconvenient additional cost for each day of your stay. Strict rules on keeping second car off pitch (understandable given pitch sizes!)
- no cold water in facilities isn’t great for brushing teeth (people were using outside tap instead!)
In summary, we're looking forward to a return visit (but be more selective on where we pitched). Hopeful that the new owners take on board any constructive feedback and continue to improve site over the Winter months ahead of next season. We'll be keeping an eye on any improvements and looking out for any discounted offers (which seem to be advertised regularly!)

Not for people with walking difficulties
Nice site with spotless toilets. The one I went to was closed at 9am for about an hour for deep cleaning and I didn't want to risk walking round site to see if other blocks were open.
The electric kept tripping when kettle turned on due to electric circuit being only 6amp - camping kettle would of been fine but a lot slower.
The biggest let down was the climb to and from beach as, being disabled with bad hips, I didn't expect to go mountaineering to get to and from beach. I wouldn't have booked if I had known this was the case.
Once on the beach we loved it and saw loads of seals some getting really close and seemed to love having their photos taken.

We are both new to camping and this is only the second site we have stayed in since purchasing our trailer tent.
The location is simply stunning with the dunes and beach right on your doorstep.
Staff very friendly and security provided by a patrol during the evening time.
Facilities were kept spotlessly clean although I would say they are in need of modernisation as only hot water available in toilets and shower block.
The site office was well stocked with the usual essentials and had a water cooler where you could fill your water bottles which we thought was a very useful service to provide.
The 10 o'clock deadline for leaving was a little early for our liking but in the end, we managed it my 09. 30!

We had a great stay,
The location is fantastically and the facilities were great.
Friendly staff and lots to do in the area.
Waxham barns down the road does a good breakfast

Too expensive for facilities on site.
No fish and chip van. No tea and coffee.
Lovely community tent but no lovely food to eat in it.
Crazy golf would be fun.

Thank you for giving us a fantastic weekend. The site was very clean from the toilets and wash rooms.
The staff was very helpful and asked my husband if he needed help with the tent. I am disabled and found it easy to get around.
In the words of my grandchildren it was amazing
I would recommend this place to everyone and thank you again

We come every year to waxham sands, we absolutely love it. It has everything you need.
It has toilets, showers, shop and even a chippy van.
We find the site easy to use and very clean. The staff are friendly and helpful.

This is a lovely site situated right next to a beautiful beach.
You can view many seals here.
We had a great stay and the site is ideal for dog lovers.
Very flat site ideal for touring. Staff very friendly and helpful.
Facilities very clean.

We stayed on this site on a rally with the camping and caravan club. Direct access to a lovely beach, seals are on the beach in the evening which is amazing to see.
There is a well stocked shop and the owner are very accommodating and friendly we came back from the beach just after the shop had closed and the owner opened back up so that we could have an ice-cream. Great customer service.
We didn’t use the loos and showers but they looked ok from the outside. Lovely friendly security who patrols the site at night to ensure everyone is behaving.
There is a couple of play areas for children and crazy golf.
A couple of supermarkets with in a 5 mile radius and a lovely farm shop about 3 miles away with all local produce.
We will definitely be going back.
Only gave 7/10 for facilities as we didn’t use them

I would recommend this camp site,
There's a short walk to the beach,
Toilets are superb, nice shop selling everything,
I enjoyed my holiday very much and will not hesitate to come back again !
