 This was our first trip out in our Bongo,so we were only ten miles away from home. Charles who owns site is friendly and is around and about to help out, give advice or point out a good walk. The facilities are new and clean with toilets, showers, washing up facilities and washer/dryers.

There are a number of hook-ups and loads of space not to be to squeezed together.

There is a local shop not to far away and a local pub, we didn't visit as I had a bottle of pink champagne to finish! but the reports were good, we will try out on our next visit.

For children there's a trampoline and football nets which were in constant use.

We will definitely go back as somewhere to chill out and if feeling up to it there are the rolling hills to walk up.

 This is the closest open site we could find for one night where you can have a fire yet get there within an hour of North London.

We (me and husband) went for one night our pop up and basic kit as we wanted to go walking.

I had telephoned Charles (the owner) earlier in the week and he said to just give him a call once we arrived. We drove there after a nice easy drive up the M1 and we saw him in the farmer's yard. We were taken to our pitch by a hedge, and set up really quickly so we could go walking. There were half a dozen or so caravans there across the field as that is where the hook-ups were.

The site is a work in progress, Charles is a totally nice guy, and really keen to get feedback. He told us of the family history and how the farm came into their ownership, he spins a great yarn!

Good bits:

Lovely views, bit windy as it is an open site even with the hedge but just blissfully peaceful. We of course camped in March so I imagine it would be gorgeous in good weather.

-great local walks, we hiked the Ridgeway, up a steep hill to the Ivinghoe Beacon (about an hour or so?) and then a crazy steep walk down (where they filmed the Dirty Dozen I understand.)

-good loos and showers, plus a nice heated room to wash dishes. This area has a ramp so wheelchair accessible in part.

-trampoline with a fence around to keep the kids in! goal for football and some baby swings, all in a play area away from campsite

- chickens. Lots of 'em. As a consequence, had the fluffiest omelette ever so buy the eggs there.

-pub, the Rose and Crown, tiny pub newly done up and owned by a kiwi apparently. This looks to be a nice place to eat and had one of the nicest barmaids ever. She made us so welcome even though all locals in there watching rugby (nice crowd though.) She directed us to a little snug by the fire where we found a pack of playing cards and had a nice glass of wine. The menu looks good, and there is a beer garden there so kids would be fine in summer with their chips. This is within a 15 min walk down the back of the field to a trail which leads you there (across one muddy field so be aware.)

- local village, 5 minute drive or 15 minute walk. There is a Londis there incorporated into an old building, it sells all you need and incredibly cheap wine deals.

Not so good bits:

Well nothing other than no hand towels in the bathrooms (of which Charles was fully aware and planned to amend.)

This is a nice site, gorgeous area and I will definitely go back there as it is quiet and he discourages noise and groups.

It cost us £20 (£10 per adult per night) plus the hire of a firepit (£5) for the duration. We took our own wood but Charles has kindling and wood for sale (£5) and his wood burned better than ours!

We had a great time, set up camp, walked up hill, walked down hill, went to pub and home for our annual bottle of champagne round a campfire in winter (romance isn't dead.!)

 We were due to stay here for one night and booked a pitch with the owner. However, between booking and turning up at the farm, there was such a lot of rain everything was a muddy bog. We didn't stay in the end. The farm itself is ideally situated if you want to do some walking up to Ivinghoe Beacon, so if it has been dry and you want to go walking it is a good place to start from. The toilet block is new, with a disabled bathroom, in the ladies there are two toilets and one double shower, and the same in the mens. Outside the block are four handbasins with cold running water for campers who only want to do their teeth or a quick freshen up. Not sure about the hardstanding area, this surrounds one of the buildings and is not the usual layout of a hardstanding with grass next to it; didn't see the electric hook ups which were behind the vans parked there.

 Town farm is set in beautiful countryside with stunning views, the site has only been open a season and is a work in progress which can only enhance the site, brand new toilets and showers always kept immaculately clean

Charles the site owner is a really friendly person who goes out of his way to be helpful and stop and chat, unlike some sites he puts his caravanners and campers first.

We only intended to stay a week but loved it so much we stayed a month, the 2 dogs loved the walks and wide open spaces

The site is clean and tidy and when finished will compete with any park on here

No traffic noise as nearest road is 300 metres away

 This is the sites first season and what a good start for the site.

A great location for walking/Hiking not far from local towns great views as well.

The toilet block is all new and well maintained daily very good disabled shower/toilet as well the owner is very helpful always got time to help and has a very good information letter made up for all local shops/pubs/attractions etc a little uneven getting in site field but when in you can pick were you wish to pitch great value for money its a site that will mature with time up but over all the site is well laid out.

Its very quiet all walks of life would be made welcome by the owner.

We as a family of four will be back sometime soon.

 Hi folks, just returned from Town Farm campsite and must say that we were very impressed with the location and hospitality extended during our all too short stay.

The owner of this site went out of his way to make everyone most welcome as they arrived and was never far away when one or two needed help.

The on site facilities are well placed and well maintained and as the site matures it will add to the attraction of what is already a beautiful location.

Stunning countryside, great local shops and pubs and a superb site. What are you waiting for

 Lovely site with fantastic views, owner very friendly phone when you arrive and he will show you to the camping field, no pitches marked out so go where you like all relatively flat, we chose to camp along side the hedge with fantastic view of ivinghoe beacon.

Facilities brand new and have what you need toilets, shower, washing up sinks, freezer for ice blocks (foc) washing machine and dryer. No hair dryer - take your own and use plug in laundry room. Free internet usage.

Fresh eggs available to buy on site, small playground and trampoline. Charles (owner) gives you a list of shops, attractions etc when you arrive and is always available for questions. Will definitely return again. Site is under flight path for luton airport but hardly any noise, our daughter loved looking at the planes. Nice cakes at Ashridge forest tea shop.

 Great site with good facilities, could do with more hotwater and if the site gets busier some more showers, but on a whole it was impressive.

Farmer/campsite owner was very helpful and friendly. Fire pits that we rented from the campsite are a great idea and many other campsites should take a leaf out of your book on this one. Good supply of fire wood available, only some of it was a bit damp on the 2nd and 3rd night.

Lots to do around the area with walks along the Grand Union Canal and watching the gliders fly there remote control gliders, good for general walking. If you have a kite, this is a great place to fly it, although you should be prepared to be dragged along if its a big one. All in all a great site with good links around the area. We will definitely be back.

 Lovely location, feeling miles from anywhere though in reality not too far from London.

The other reviews to date are accurate, though the aeroplanes were really not an issue.

The shower/toilet block was brand new. It has showers and toilets as reported and it also has a disabled loo and a washing-up room with 4 large sinks. Another massive room houses 2 washing machines and a freezer for your ice packs. However, somebody forgot to tell the architect about sinks for getting washed! There was just one tiny sink for washing hands! There was always hot water but when the showers were on, there was hardly any pressure for the washing-up sinks.

Charles the owner was charming - you'll see him many times each day, forever checking that you were OK, changing the tiny rolls of loo paper, selling eggs, changing the tiny rolls of loo paper, selling firewood and changing the tiny rolls of loo paper.

At £42 for 2 nights (2 adults and 1 paying child) it was a little more expensive than the £15-£18 I usually pay.

 We spent a very happy three days on this very new site. Charles the owner is great, he looked after our every need including letting us stay another night. The site is non marked so great for groups, they seemed happy to allow extra gazebos, kitchen tents etc as the price is per person not pitch.

The toilet facilities are brand new and nice when not busy but very small, Charles is aware of this and welcomes feedback on how to make things better.

Lovely £5 a night campfire basket with wood included, eggs delivered to your door, a wonderful relaxing place for a Dixey-Leach outing. We will be back and wish Charles and family every success with this new venture.
