I have never been to a 'marked pitch' before so this was a bit strange (I'm more used to the total freedom of Shell Island, or being in an unmarked field), this was the first time we took our Touring Caravan to Devon but we went with friends who had a XL Outwell Tunnel Tent and we were squashed onto one and a half pitches (ours was No 21 theirs was 21a), there was virtually no space between our awning and their tent.
We were on a field that was predominantly full of seasonal campers, ie, been there all season (& the season before and the season before), they all knew each other and were all in a competition to out-do each other with their respective outfits, and there was lot's of face pulling and sneaky looks when our two (boys 4 & 7) were screaming round the caravan playing cowboys and indians!
We wanted to move but our friends couldn't bare to move their Tunnel Tent - despite us offering to do it for them! :( Then when we enquired if we could move on our own - they said we couldn't because we were booked onto that space with our friends!
For a family of 4 it was quite expensive at just over £30 a night (miles cheaper in a tent)
It's true, there is a bus outside the campsite but it's really expensive for instance, our 4 yr old didn't want to walk back (uphill) from Dawlish so we got the bus, it was £2 per adult and £1.20 per child
It's also true that it's not far from Dawlish Warren beach - but it's a gradual slope down - which is fine then the last part is really really steep, so a bit of a nightmare coming back up the hill with all the beach paraphernalia and the kids.
On a positive note, the showers were clean, although they are timed for 20p, so for our ten days, that worked out at another £10.

I was there this summer before GB holidays. Come from France. So very quiet. Can put my tent where I want. Staff useful. The toilets block first looks small but in fact it was always clean (need coins but enough hot water for a good shower). Beautiful weather. Easy to take the train from Dawlish Warren by foot (1/4 h walk). My car always stayed at the campsite during the 4 days. Beautiful coast view. I went to Exeter, Dartmouth (greenway house) and torquay. The balad to Greenway house was delicious (train, bus, boat, ferry. My best trip in this country

This is a fantastic site, its situated right next to Dawlish Warren with easy access to Dawlish, Teignmouth, Exmouth and Newton Abbott. There is also a rail station in Dawlish for if you fancy a trip to Plymouth.
The nearby beaches are fantastic and the pubs near the site are reasonably priced and sell decent food.
The site itself is uncommercialised and is very quiet on a night. It gets quite full on weekends but still remains quiet on an evening. The toilets and showers are well maintained and it wasn't unusual to find them being cleaned at various hours of the day. Hot water was plentiful but you needed 20p coins for the shower.
The Staff are very friendly and the owner wandered round the site most evenings chatting with everyone.
Highly recommended and its a site that I will visit over and over again.

We are so pleased we chose Leadstone for our holiday in Devon.
The campsite is very well run and the owners are really friendly and helpful.
The toilet blocks and showers were always spotless and toilet well stocked with loo rolls, no matter what the time of the day.
We didn't use the washing facilities but they looked excellent, with 2 washers and a dryer, even having an ironing board to use.
The dishwashing area had approx 6 sinks with free hot water.
There were plenty of drinking water taps dotted around the campsite, so never far to walk.
There is a play area for the children, with swings and slide etc.
Wi-Fi was installed the week we arrived. So we took advantage of this as I'd taken the laptop on the off chance. It was a very reasonable price of £10 for a week and worked really well, no different than the broadband we have at home!
We loved Dawlish Warren and Dawlish, plenty of little shops and pubs to keep us busy and dog friendly parts on the beach.
There is a regular bus service, the bus stop is right outside the campsite and railway stations at Dawlish and Dawlish Warren, the train is regular, cheap and dogs are free! The train runs alongside the coast and the views are amazing.
We caught the train to Torquay for a pasty!
All in all we had a great time here and didn't want to go home!

Great site! Stayed for a whole month this year! Pitches are clearly marked-although some people seemed to find it hard to see the markings when putting in the guy lines! Can't say I found it cramped on the pitch with next tent. Always plenty of hot water,but queues at showers at peak times of day when site full. Try to avoid peak times of the day!
Laundry room is small but perfectly formed!only 2 washers and 2 dryers, so again when site full sometimes a problem, particulary as some people did 2 loads of washing at same time thus using both machines-which I thought a little unfair of them.Be warned though, if you open the dryer door when in a cycle, it will finish and money lost! Otherwise your pound buys you all the time needed till the load is dry.(Washers are £2)
The biggest problem is that the chemical toilet emptying is right next to the dish washing area! Everyone washing up had to leave their dishes and vacate for a bit every time someone emptied their toilet!The gents urinals also look through the window onto the dishwashing area-which gives any ladies washing up something to admire!
However, overall a great site! Andrew works hard patrolling site at night to make sure there is no noise. Although small and basic my children loved the playground. Great that it is walkable to the beach, but it is a hill back up, but there are 6 buses an hour back up the hill from Dawlish Warren!
A lovely traffic-free walk along the sea wall from Dawlish Warren to Dawlish (1 mile)get a pastie and take-away cream tea from Gays Creamery, then get the bus back-only 20p more than up the hill from Dawlish Warren! Otherwise a lovely train journey along the sea wall back. The train service is good and reasonably priced, I barely used the car when I was there.
Location marked down only because of the hill back from the beach(site can't really do anything about that-but you walk up it with 3 small children and tell me its not a problem!)Facilities are excellent-but not many of them-and dish washing area needs moving!
Love the site, would recommend to anyone who loves a quiet family site near the beach, but they really do need to move the dish washing point!

What a brilliant site!
My sister-in-law and her husband have been returning here for over twenty years. This was our first stay when we met up with them and other family members for a two week stay.
Pitch sizes are generous in the extreme, generally level and well drained, although we only experienced rain on one night (it rained once during the day but we were out at the time and everything was dry by the time we returned).
Regularly cleaned loos with plenty of loo roll. Showers were 20p each and I recommend getting the ones in the middle of the block for best pressure although they were all very good. Dish washing and hand washing facilities were also available as were two washing machines, two tumble driers and an iron and ironing board.
Reception can also supply gas and a small supply of general provisions (milk, bread, eggs, bacon etc.)
There is a children's play area which was always busy during the day and closed at dusk.
The site is just a short walk from Dawlish Warren and Dawlish. We were there during carnival week and there was always something to do or see without even needing to take the car. There's even a bus stop right at the site entrance! There are also loads of places to visit within a short distance if the attractions of Dawlish start to pale.
Such a a great holiday that we have already booked for next year - a first in my book!

Just spent a week at this site and loved it, have booked again for next august. The toilet blocks and showers were cleaned regularly, hot water was very hot but showers not so powerful. There were queues for both the showers and the toilets from 8.30am ish onwards so I tended to go earlier. Used the launderette twice,very handy with 4 messy kids! The kids loved the playground which seemed enough to satisfy a wide age range of kids, Andrew and the team were there patrolling at night to check for noise of which there wasn't a lot! The shop stocked the basics and was open from 8.30 to 6.30, handy if you have forgotten anything
We were just a 10 minute walk to the gorgeous beach and beach walk to dawlish which is a must for any visitor. The walk back up the hill is quite steep but we all managed it even after an action packed day!

Well after looking at the alternatives, we decided to stay here for a week. Reception area and general surrounds are good, initial impression is good, staff were friendly and helpful. The site location is ok, but unsurprisingly there is no mention of the sewage works situated next door, if the wind is blowing there is often a smell of 'gas'. Site facilities were ok but they could do with more to cope with the number of campers, queues were common. With respect to the number of campers, there seemed to be a lot of people here and although the pitches were a reasonable size, they were not marked out very clearly. Despite there being a children's play area and an area adjacent to it for ball games there were several incidents we witnessed of people playing ball games around tents and caravans, this was not just football, and not just children but groups of young people, showing little regard for other peoples cars and equipment. Equally the site is very noisy and I do not mean the children playing, after dark there were several groups who were rowdy, and using flowery language, but we never saw the staff challenge their behaviour.

Well run, excellent site, thoroughly enjoyed our stay. Generous pitches with good drainage. A major bonus was the level of peace and quiet that was maintained on this site, promoted the few days of well sought after calm. Friendly staff and an excellent holiday area, well worth a visit. As it advertises itself it is 'un-commercialised', how very refreshing.
There are many excellent nearby attractions, during our stay we particularly enjoyed Paignton zoo, one of the nicest zoos I have ever visited. The nearby nature reserve is lovely, good for bird watching.
We had a lovely stay and the friendly, family atmosphere has ensured we will return again.

This was our first time camping as a family and I would thoroughly recommend this campsite. All the facilities were fantastic, and kept as clean as possible considering we had some very heavy rain at times. The pitches were of a good size, with plenty of room for the car to be parked beside our tent. We didn't pre-book an electric hook-up, and didn't miss it at all. The campsite is a quiet site (no radios after 10:30 etc) and the owners did remind anyone not adhering to this, which was good. There were a good selection of shops not too far away, bakery, various takeaways, pubs and convenience stores, and also the beach and attractions for children. Overall, this was a perfect family campsite, one which we would return to if visiting the area again. Thank you Leadstone!
