We stayed here over half term as the location and facilities looked good for families. The location is great, half a mile to Dewlish Warren and about 1 mile to Dawlish itself. The facilities were also decent with unisex showers (20p for 5 mins) and gents and ladies wash rooms and toilets.
The playground was basic, but the kids seemed happy enough. The pitches are average sized with a large area in the middle, again, good for kids.
The shop was reasonable and did gas exchange. The staff are friendly too.
The pitches are not very flat, which meant you could all roll into one corner of your tent if you're not careful!

Went camping for the first time here, stayed in a tent with a friend whose an experienced camper. I was apprehensive but after searching for a site thought I'd give it a go. Have stayed in static caravans in dawlish warren for many years, so this was a complete new experience.
Arrived and checking in was quick and friendly, was shown to pitch and told we had choice of three, we picked one in the shade of a hedge with the farm shop behind it. Lovely view of field and rest of campsite and toilet was just a minutes walk away brill. I helped friend put tent up, she found ever peg she put in hit a stone and I don't think my laughing helped ease her frustration. Got tent up, put chairs out that was us sorted.
The staff I met were so friendly, the toilets and showers were clean and tidy, even with constant use by kids with grass covered shoes. This was a lovely quiet site, families seemed to be in separate field to those of us without kids.
My only grumble would be a motor home arrived late into the night and even though I could only see 3 doors on it I think about 20 were opened and closed for about half an hour! Then there was a bit of hammering but as it was a camper don't know what was being hammered. Apart from that incident I really enjoyed my stay and will definitely be going back. But with more blankets for a cold night!

This was a great site. I have stayed in Dawlish Warren as a young child and wanted my step kids to have the same experience. We are 2 adults, 2 kids (11 and 12) and 1 dog.
The site has different size pitches to suit tent sizes. Our tent is quote large and we still had room left. Not completely level but not a problem. There is plenty of open ground on site for children to play without being too close to tents.
Toilet and shower facilities on site were cleaned regularly although due to dewy nights the floors got a bit grassy. Most shower cubicles were unisex which didn’t bother us however they did get a bit busy at times so would have been better with a few more. 20p for showers and hairdryers but there are also 2 plugs in the toilet block suitable for hairdryers.
There were plenty of washing up sinks inside the utility block and also washing machines, dryers and irons.
Reception cabin on site had a small stock of essentials and was a life saver when our gas bottle ran out one evening. Local information is on display and also a book swap facility.
Location of the site was excellent. Dawlish Warren is a 10 minute walk down hill and Dawlish Town is a mile and a half walk along the prom. A leisurely stroll takes about an hour. Sainsburys supermarket is about 5 minutes drive away and there is also a small local supermarket in Dawlish Warren. Once a week there is an open air market in a field just round the corner from the site which sold gifts/clothes/sweets and other market type goods.
The beach at Dawlish was lovely. As we had a dog we had to move up to the 3rd section which was accessible along a sandy path. We did not mind as the first 3 sections of the beach got quite busy. The areas accessible for dogs were always slightly quieter.
All in all we had a fantastic break at Leadstone. As we try different areas each year we would probably not be back soon but if we were to come back to the area then we would definitely stay here again.

Arrived late at night in a mazda bongo, 2 adults 2 kids and a dog, warden showed us to our electric hook up pitch no problems.
Toilet block immaculate, 20p for a hot shower, quite happy with this. Children not around in and around toilet blocks alone - totally agree.
Bit of a hilly walk into Dawlish warren and the beach. Just a small place with a few shops, friendly and welcoming though.
Dogs not allowed on first part of beach, walk a further 15 mins to get to dog friendly beach, walk from site to dog friendly beach about 30 mins if you are reasonably fit (with 2 kids and a dog. ), saw a few tired folks complaining about the distance.
Only drove through Dawlish but looked nice.
Only downside for me - site is completely dead from around 10pm onwards, I like a drink, some music and some banter. None to be had here. Some of the neighbours were up and away at 6am!
Never seen so many sites concentrated in one place plenty choice it seems.
Could do with more for the kids in the way of swings etc, they were pretty bored on site.
Have to take dog to another sites dog walking place - 5 min brisk walk away, not perfect.
All in all I would go back and savour the immaculate toilets and many hooks from which to hang your gear!

Just got back from a week at Leadstone. Had a fab time, this is a very well-run site, beautifully kept, in a lovely location, toilet and shower facilities excellent and always clean (the only improvement in my opinion would be a j-cloth near the wash basins so that campers could dry up after they had used them, after some busy periods they are awash). It's just a short walk to a lovely pub with fantastic views, the beach and shops are further down the hill, as is the station. Good walks to Dawlish and Teignmouth along the coastal path in one direction and to Starr Cross for the ferry to Exmouth in the other, can recommend the Carvery at the Smugglers Inn, on the road to Teignmouth, probably the best I ever had ! There is also an excellent farm shop almost next door to the site, ideal for bbq supplies. Pitches are more than adequate, some slope a little but nothing too drastic, we will be back next year with the rest of the family.

Stayed at Leadstone last week of July/1st week August& wanted to stay another week but pitches were fully booked much to our dismay!
Our group of 2 large tents, 4 adults with two 10 year olds & two 6 year olds all agreed that this was one of the nicest sites we'd stayed at. The small play area was a hit with the 6 year olds, the spacious pitch & room to play was great for the 10 year olds & the cleanliness of the facilities & space was just what the adults wanted. The Farm shop just out of the site on the left hand side was brilliant with the olive oil & balsamic self filling bottles a bonus & well worth a visit.
A tip if you don't fancy cooking 1 evening is to get a pizza from Sainsburys where you can create your own & they will cook it for you!
Will definitely return to this very well run, happy site.

Came to you end July and must say a big thank you for a wonderful stay. Shower block brill and people friendly. Wished we could have stayed longer. Weather was so nice. We have been 6 times now and will be back next year. Pitches are so roomy too. See you all soon (do wish you were open all September though). The farm shop near has a great stock, gluten free goodies too. Beach nearby, only a short walk and bus stop right outside site, very good if you are getting on like us. Nice and quiet site too

We picked this site due to its great reviews and how right they are. The Owners and team are at the top of their game at this site. Perfect spot on the hill with easy walks to Dawlish and Dawlish Warren and further if your up to it. Well laid out site with very good sized pitches with some sea glimpses on the top field. Lots of open sky for sunshine plus good hedgerows to protect from wind rain and welcome shade. Small play park that was well used by kids of all ages. The toilet/shower block is fairly new and perfect condition with 20p slot for a good shower. Laundry and washing up facilities top quality. A basic camp not glamping but very very clean and well kept plus good signage for do's and don'ts so no grey area's of not knowing. All campers are shown to their pitch a nice touch! Bus stops right outside and trains down the hill 10mins walk away with 2 pubs on route. Can't ask for more. We will be back. Thanks

Great site with absolutely spotless and fantastic facilities. The facilities are just 2 years old and well situated in the centre of site. We never had any issues with any queues and the showers provided plenty of hot water and cost less than a pound to get all 4 of us through the shower.
We were positioned half way down the field with the kids playground in which became a very popular place of an evening at the weekend with all the kids on the site - everyone was very friendly and kids had a whale of a time.
Water was available at many points throughout the site, we were positioned right opposite a tap. The pressure was high and there was a knack to filling things without getting soaked. The position of the tap led to many comedy moments and friends made as we watched people learning the knack :)
The pitches were spacious and we managed to get our Vermont XLP, awning and trailer on without any problems. On the weekdays we left the car on the pitch next to us, but at the weekend when it got busy we left it next to the wardens mobile home which was no problem to us.
The site is not far from Dawlish Warren and the beach, it could easily be walked, but on the way home it is all uphill and with tired kids in tow, I would suggest driving down, or sending someone fit up the hill back to site to get the car :)
There is a decent Sainsburys towards Dawlish and a small camping shop just nearby. Although the camping shop was very expensive - we needed a transformer for the coolbox and priced it up at the local camping shop and then at Amazon (which was half the price) - so a quick word with Andrew at the site and we'd ordered the transformer and had it delivered to the campsite. Andrew then came round with it as soon as it arrived with him - really so helpful.
Couldn't fault the site or the staff - all were very friendly and helpful too.
We'd definitely return :)

My partner & I spent a week here Friday 12th July 2013 to the 19th & couldn't praise it enough, friendly staff, great toilet & shower facilities, play area for children & only a ten minute walk from a lovely beach with little funfair, ice cream seller, shop, amusements & 3 pubs which sell food just round the corner, a farm shop within yards & also a market in the next field on a Wednesday, we had a lovely time during our stay & would definitely revisit this campsite again if we return to Devon in the future, we left with lots of happy memories & photographs of Dawlish Warren & our campsite & will definitely recommend to others as a place to stay,
