I'm not sure how I feel about this site. My feelings are somewhat mixed.
It is not the most attractive of sites with caravans arranged in straight lines with little landscaping. It lacks atmosphere. The wardens seemed reasonably efficient but there was little warmth in their interactions with me.
But the best thing about the site is its location. It's easy to get to and most importantly it is just a gentle stroll down a surfaced path though the village of Greetham. There you will find three pubs offering three styles of catering - near restaurant standards, pub grub and cheap & cheerful. All three are dog friendly. We visited the Plough which offers traditional pub grub. The food and beer, the service and the surroundings were so good that we visited twice so we can't comment on the other two establishments! Another positive feature of this site is its dog walk which is very good.
The town of Oakham is about 5 miles away and is well worth a visit.

There is an adults only part of the site but if you want a fully serviced pitch you have to stay on the non-adults only part of the site. There are two disadvantages to this. Firstly these pitches are right beside the construction - they have been building lodges here for almost a year now and construction begins early every day apart from Sunday. The second disadvantage is that there is a large open space in front of these pitches and at weekends the place is teeming with kids, their parents and grandparents playing football, cricket and throwing frisbees.
There is a dog walk and dogs are allowed to run free but only if under the control of their owners. Our dog which was on a lead was attacked by another dog not on a lead. We tended to go off site after that and we noticed that there are a lot of heavy lorries coming down the narrow lane to the property behind the site.
The access from the A1 is very good.
If you stay here then I would recommend the Wheatsheaf in the village and the Olive Branch (2014 pub of the year for food.
Others have commented about the wardens. Our experience was mixed. They cleared our blocked drain within minutes and were friendly and joking. On other occasions the people in the office didn't engage in conversation but carried on their own conversations. If they don't want to be hospitable then they should't be in the hospitality business. A final word - one of the wardens overtook me when I was leaving the site. I was travelling at the site speed limit of 5mph. He then cut in front of me causing me to break. He was on the site tractor towing a trailer. There was no acknowledgement from him nor was there a friendly departing wave.

We really enjoyed our 4 nights camping. Lovely large area of grass for children to play games, cycle on, etc, in front of your pitch. Wasn't too keen on play area as it is in a sandpit, but kids enjoyed! Had perfect weather, which helps! Shop just sells basics, eggs, milk, chocolate, but not much else. Washing areas good and clean. Nice location. Would definitely recommend. Take some rock pegs, they do sell them in the shop!

Recently returned from this site following a five night stay with the caravan. Lovely weather peaceful surroundings in an absolutely beautiful part of the country. I couldn't believe that we were just 45 minutes drive away from home.
The site is approached within just 5 minutes of the A1. A long single road from the main road leads to the park entrance. Plenty of room to park up the van to check in at reception. Check in was simple and immediately found our way to our pitch. We were in the adults only section- serviced with its own toilet block and dog shower and pot washing area. Sadly no fully serviced pitches at this time
I am so glad that we had wheel ramps for the caravan otherwise we would have been in a bit of a pickle on the pitch we had. Certainly it was evident that all the vans on the hard standing had levelling issues, but easily remedied with the ramps. Don't let this put anyone off - get some ramps. Our pitch backed up onto the dog walk/woodland area and there was a gate with access to the local village about a 5 minute walk away.
Toilet block- hmmm. Well it wasn't dirty it didn't smell, just wasn't enough toilets and really did need a lick of paint here and there. A bit tired looking I guess but certainly served a purpose - it's just a shame that with all the building work going on with swimming pools and log cabins that a bit more attention could have been made to the toilets. I understand that there are plans to upgrade, but I do feel that the toilets should have been a priority. This would certainly have been a five star site if it had.
Adult only areas should be adult only and not provide for a speed track for kids on bicycles. We chose adults only because of this problem but the adults only section provided the only route to the dog walk and the path to the village. Had it been the family section then it would not have posed a problem to any one. But the number of kids on the site at the time of our visit was not huge but I dare say that in peak season it could be unbearable.
Lovely lovely area, was really suprised at how nice it was. Local tesco in Oakham Other supermarkets in Stamford. We visited Oakham, Uppingham, Stamford, rutland water. All very very nice places.
Would we return - definitely yes, but not during school holidays

Just returned from a 2 night stay here. The site is in a good location - about 6 miles from Rutland water, on the edge of a small village. There is a footpath from the site to the village that takes about 10 mins to walk. There are 3 pubs in the village - we only tried The Plough which serves good food.
The site is large - has hard standing and grassy pitches. The thing I didn't like is that all the pitches are electric - we have a small tent and never have electric hook up. This was explained to us when we booked but we assumed (wrongly) that we would pay less for not using the electric hook up - we were wrong on that score - we paid the same as people in caravans and motorhomes! This to me is discouraging people in tents - maybe that's the idea??
The facilities were clean and tidy and I never had to queue - possibly because most people in caravans have their own facilities.
The wardens didn't seem to want to chat - just took the money - asked if we'd been before and showed us where to pitch.
We would visit again for a few nights due to the good location - but wouldn't be able to afford to stay for a week or longer when charged for electric we don't use.

We spent a few days here on the way back South. We were put on the Adults only field which was OK with us, although the other field seemed quiet it being term time. We thought we had been sent to Crufts! It seemed obligatory to have at least one dog! Although we like dogs we were overwhelmed by the number there. As the site has room I would suggest they divide up the Adults field into 'dogs' and 'no dogs', especially since they have doggy showers. Unfortunately there are always a few that decide their dog doesn't need to be on a lead and some that bark everytime another dog passes their unit. However, having said that they were all quiet at night. Overall we found the facilities in the shower blocks a little tired. I know they are planning some work in the Adults shower block so this might be a good thing. The walk to the village was good and quite quick. We took the bus from there to Melton Mowbray and to Oakham. Only a 2-hourly service (moving to hourly in rush hour) but sufficient when you know the bus times. Would we return? Not really unless we couldn't find another site on the way North or South.

The other reviewers give a good picture of this site, which is under development with new chalets and better facilities. The adults only field really needs them as there is an inadequate number of showers when the site is busy.
Very satisfactory site for a stopover when going up/down A1. Plenty of noise from adjacent industrial activity, although they say they have plans to erect an acoustic fence.
Been here a number of times and although the reception is efficient, just don't expect friendly!

Two very wet days here. Good drainage, but take some rock pegs with you. Staff very friendly and helpful. If you get a chance vist Rocks By Rail a good day out even in the rain. Later in the season the new indoor swimming pool should be open. Overall the site is very good with clean toilet block and good washing up facilities and plenty of hot water.

Our third visit to this Rutland site which is superb. There's unlimited electric hook up, fully adjustable temperature tonnes of hot water in the showers where there's no pushing buttons, free use of hair dryers, under floor heating in the family block and there's plenty of room on your pitch. They don't freeze your freezer blocks but they let me pay 20p to use theirs. We loved the fresh baked croissants and bloomer bread you can order for the next day. I can't wait to see the new pool when it's built. The ladies in reception are really friendly. It would be nice if they stocked simple items to make a sandwich such as ham, cheese?
We always go to The Plough in the village for relaxed informal surroundings, if you want a bit more gastro food and atmosphere, The Wheatsheaf is great. I think it's great that there's a pass key card to get in and out of the gate to the village pathway.
I personally haven't found another site with the combination of such good facilities plus a shop plus really short walk to pubs so I don't have to cook.

Our 3rd visit to this site & cant wait to go back again. Lovely clean site plenty of hard standing & grass pitches, rutland water only a 10 minute drive away. 3 pubs in the village only a 10 minute walk though the bottom gate which you need to swipe a card to get the gate to open which makes the site really safe. The toilet facilities are excellent they are currently building a indoor swimming pool & luxury lodges, the reception staff & wardens are very helpful too. Would recommend this site to anyone. You wont be disappointed
