Disappointed if I'm being honest.
Friendly enough welcome but the same kind of nonsense you get with caravan club sites yet this one is only affiliated.
Play park out of site which is very uncomfortable. Little scruffy and is one huge sand pit that's always nice to bring back to your accommodation in every pocket and crevice the little ones have. Its also right next to a building site where the new lodges are being built. The fence is only around 4ft tall and constructed so its perfect to climb over!
Great staying mid week with all the work being done on the new buildings. It's just like what you watch on the holiday shows where you see scores of workmen and noise at early hours.
Gravel all around the drives so once again perfect for the children to cycle on and skid off and hurt themselves!
Money would be better spent resurfacing these rather than on new lodges.
They have a 'adults only' section which I also find uncomfortable. I let you come to your own conclusions on that one. I'm told it's as they don't want children having fun in that area.
A little too far from Rutland water to cycle (5miles) unless you are confident on cycling on the road.
Peaceful local village and surrounding area.
Far too many dogs around for my liking and we met someone who had been bitten! You can tie you dog up outside the toilets but everyone else has to edge past them to get in!
Dogs seem to get more precedence than children. The size of the walking area alone proves that.
NO FIRES at all. Not even BBQ unless you use a disposable one. I saw people in the 'adults only' section using gas ones though.
NO REFUNDS.
On a positive note the site is clean enough and the showers and toilets are clean. Not always stocked enough with loo roll though.
Small shop and use of books and games.
Tiny games room.
Village has three pubs. We enjoyed The Plough.
In summary we wouldn't go back but would like to visit when all the work and noise is completed to check out the new pool. Not use it, just check it out as no doubt it will be hiked up prices to pay for it!

This site is just over 4 miles away from Rutland Water. The site includes two separate sites one part catering for Families and another part catering for Adults only both areas have their own shower/toilet block. Wi-Fi is available on site at an extra cost.
No commercial vans of any sort are allowed on site or the visitor’s car park. Arrival is after 12. 00 but during our stay, campers were arriving as early as 9. 30am, so much for rules. The driveway down to the site is narrow with not many passing places.
The wardens help to keep this site in an exceptional condition, the Adults only toilet/shower block is dated and quite small to cater for a full site, but the owners are looking at extending it. The owners have recently added a dog-washing bath.
Just past the Families toilet block are several Serviced Pitches. The site has both hard standings and grass pitches and most are of good size. A children’s play area is away from the vans.
A gate is located at the bottom of the side (end of dog walk/ Adults site) which gives access to the road past the church into the village (Greetham 10 mins walk) for cheap lunches The Plough Inn is recommended. The wheatsheaf is more expensive and further to walk, The Black Horse Inn is under new management so no comments can be given at this point.
We stayed on the Adults Only side and during our stay, (up to 6pm most days) we experienced loud music coming from the adjacent property and a lot of traffic noise, as work is on building log cabins near to the swimming pool. As access to the gate can only be made via the dog walk or the Adults only site families had to use the Adults side, so I would advise, if you want a pure Adults only, NOT to stay here as children will be passing your van on bikes or walking. Unless the owners make an alternative route, this will always happen.
A barrier key is required to access and leave the site, a cash deposit or leave your CC membership card to get the key card; this is also needed to open the gate for the village.

Just back from a stay at Rutland Caravan & Camping Site. It's open all year round and at this time of year tend to stick to hard standing pitches which is loose gravel.
Room for your car, caravan & awning with a strip of grass to separate your pitch from next doors.
Arrival was off the A1, signposted Oakham/Greetham, at the cross roads signposted Greetham Industrial Park turn right up the lane until you see the sign for Rutland Caravan & Camping Park, turn left here and go up the lane. You cant arrive before 12 noon as the road up to the site is narrow in parts. The approach looked a little untidy, as the site is having some chalets added and a swimming pool, ready for 2014 season.
We were welcomed by the wardens who were very efficient, soon got booked in, they keep your caravan club card in exchange for the gate key, saves taking more money from you, you get your card back on leaving the site after handing the gate key back. We were told what pitch we were on and given a map of site and directions.
Even with work going on, the site was quiet, no noise/disturbance while we were there. The site had a few vans scattered around the hard standing pitches, but by Friday it got very busy as there was a rally on and other caravanners coming just for the weekend, I would say at least 60 vans on over the weekend period, but site still nice and peaceful.
We were in the adults only side of the park which has it's own shower/toilet block. The showers are not the most up to date but were clean and tidy with a hand held shower/slide bar and temp control. One thing I did not like was one night I went for a shower when it was dark, the lighting is on a timer and it went off while I was getting dressed, did not like that at all, you would think that with movement in the shower itself would keep the lights on, but I had to come out of the shower and walk around to get the lights to come back on, that was after fumbling around to find the door latch, it was very, very dark with no lights.
Your gate key is also needed to unlock the gate out of the rear of the site when you walk into Greetham Village, about a 5 minute walk away. There is also a dog walk to the rear of the site.
Greetham itself is a nice village to walk around, it has shop/post office and a few pubs, our neighbours went to the Wheatsheaf a few times and said the food was spot on, we did not visit while we were there.
We went to Molton Mowbray on the bus on market day, (Tuesday)if you leave the site to the rear and walk down the track, then take 1st right out into Greetham Village main road, the bus stop is just a little way to your right over the road, it takes around 40 minutes to get to Melton. You can get the timetable for bus from reception, or from inside bus stop in village.
We really enjoyed our stay at the site. We visited Yew Tree Avenue at Clipsham, but at this time of year the trees were getting a little out of shape, I bet they look lovley when they are all trimmed at the beginning of the season, and it was free too with lots of walking tracks in the forest.
We also visited Oakham, there is a new Weatherspoons just opened, go and see the ladies loos, they are fantastic. We went to Rutland Water, parked at the information centre and walked to Normanton church and back (5 miles) there is a path all the way round Rutland, not sure how far it is but plenty of places to walk or cycle. The cost is £3 for 3 hours parking or after that time £5 all day. Stamford is a lovely place to visit, so much history and old buildings.
A word of warning, the road from Greetham Cross Roads signposted (Greetham Industrial Estate) is being widened as RAF Cottesmore is along here and is being taken over by the army, so widening the road to take larger vehicles. The work is taking 18 weeks to complete. As we left the site the road back towards the A668 & A1 had been stripped back but not re-tar macked, so I would contact the site before arrival to see if this road has been temp closed and another way to site.

We camped here with friends for the week before the August Bank holiday.
We were allocated a 10m pitch which wasn't long enough for our tent which is 9.5m plus guy ropes, so the front opening was right on the gravel roadway.
I always found the camping utility block to be very clean with plenty of wc's, basins and showers.
They are very strict on the one car rule, so we set up our outside social area between the two tents and doubled up on the car parking on one side of our combined pitches.
Security is good with card access to both the road and pedestrian gates.
The ladies in Reception were friendly and super helpful with any query I had.
The reception shop stock is OK, but there is much more in the village post office at better prices before you have to venture to Oakham for the Co-op and Tesco.
The ground is flat and well drained, the only downside being there’s only an inch or two of grass and top soil before you hit the stones. When I say stones I mean loads of them, in fact there is an aggregate quarry in the next field. Prepare to bend your metal pegs and shatter your plastic ones, you’ll also need a heavy mallet to get them in.
There is a pleasant 10 minute walk into Greetham through a gate in the corner of the site were you’ll find three pubs, we tried the Plough and the Black Horse both very good the Plough for Pub Fare and the Black Horse which was a pub cum Indian Restaurant.

We spent a weekend here with friends and were allocated 2 pitches on the adult only side. The site is lovely, although very large. The adult only facilities were well kept, clean and we never queued for one of the 3 showers in either the men's or ladies' sections.
Our family visited for a couple of hours one morning, with 4 well behaved children. We were somewhat nonplussed to be told by the warden to keep them under control (all they were doing was running to the play area!) and, if we'd wanted family to visit, we should have asked to go in the family field. Whilst it would not stop us returning, we felt it was heavy handed for 11 o'clock on a Saturday morning.
We enjoyed a walk to the village of Greetham and had a lovely meal at the Sun Inn in Cottesmoor, the next village on the Oakham road.

We just spent a week (Mon-Fri) at this site and thoroughly enjoyed ourselves. We had an electric pitch on edge of main field in the family area close to shower/toilet and washing block which was very convenient. The children loved playing in the play area and we felt safe as its an enclosed space. We liked the small nature walk to see donkeys, sheep and ducks.
We took the short walk to the village of Greetham where we ate at both The Plough and The Wheatsheaf and had excellent meals in both pubs. On another night we had fish and chips from Cottesmore just 10 mins drive but we phoned through our order first.
The site is a great location if you intend to visit Rutland Water as just 10 min drive away. We had two great days of activities there on kayaks and the rock climbing walls.
Great clean and friendly site and would use again and recommend to friends.

Just got back from this lovely site. Although the weekend was really busy due to the amazing weather, it was still a very pleasant experience. We were in the main area of the site as the Adults only area was already full so we were expecting it to be a bit rowdy. Not so, the visiting children were all extremely well behaved and the facilities block kept clean and tidy at all times. Lovely warm showers, just turn them on and shower for as long as you want without having to keep pressing a button! Nice play area for children and a large grassy area in middle of the site for them to play on too. Lovely walk from the site into the pretty little village of Greetham and not far from Rutland Water for cycling and water-based activities. Very friendly and helpful staff, visiting chip van on Friday night ok but not great, ice cream van coming round site Fri, Sat and Sun night lovely!

Just returned from a 10 day visit, our first time in the area. Great site, very clean, tidy and well-looked after. Reception very welcoming and helpful. You can order papers and bread, and we had lovely crisp baguettes a couple of times.
We were on the adult-only side and it was mainly peaceful, but very full at the weekends. The loos and showers were spotless. Asked for an end pitch as don't like to be hemmed in, and was given 30, which was right by the dog walk, with a little grass area which was nice. However, it is also right by the gate for the storage area, which was very busy, especially at the weekends. Lots of cars picking up 'vans over gravel, banging their doors and the gate, was very noisy. However, in the weekday evenings when no-one was around the rally field, there were half dozen or more hares grazing and playing, which was a wonderful sight. One came very near our awning, had a look at us, then ran straight down the road towards reception - lovely.
General moans: people are not always picking up in the dog walk - please, make sure you have a bag and use it! You are spoiling it for everyone else. Also, I arrived with a sling on after and shoulder op, and not one person helped my husband and I put up our large awning - although they were looking out of their windows at us. We have helped many people over our years in tents & 'vans. Come on campers, be nice, like in the old days.
There are three nice pubs in the village, within about 10 mins walk: the Plough - good old-fashioned local with great service, food and beer. The Wheatsheaf - a gastro-type pub, very good food and beer, a bit pricey but worth it. The (now) Delhi 7 (ex-Black Horse?) - still a pub with a bar area, but serving Indian food. Great food and value. We went to all of them and enjoyed that we could walk and take the dog in all of them.
Rutland Water is a fab area, with many places to visit including the ospreys. Look out for the Italian restaurant on the shore, nr the sunken church. We had an anniversary meal here which was very nice. Went to Melton Mowbray on market day which was heaving but great, and visited Stamford, which is a lovely town with 100s of listed buildings. It is a foodie area, with many great pubs and breweries. Oakham, the nearest town, has most things you need. Try the Grainstore if you like your ale. We pre-ordered a polypin and kept it in the awning so hubby could have a pint or two in the evening.
Will return, but would choose another pitch.

We stayed here for a week over the Whitsun holiday.
The site is approached down a long lane between fields, with the ex-RAF Cottesmore base in the distance, and there is a large amount of space to swing in and out at the entrance, which is via a barrier, for which you are given a card on arrival.
Booking in was friendly and efficient.
The site is arranged over 3 areas - adults only, with lovely landscaping, a rally field, and the family area for tents and tourers. This field is set out around a large green area. Behind this area is the sandy play area, small picnic green, and an area being made over to lodges and a swimming pool.
Our pitch was all inclusive and very large however you will need rock pegs and a jack hammer to use an awning!
The toilets and showers were absolutely spotless at all times, and there is a separate family bathroom to the room, and a small indoor games room, too. Although there are only 6 showers I never had to wait (and the site was full)and the water was always a good temperature.
Pot washing is outside, but under a shelter. This I feel could do with eye-level or under sink shelves to store dried or dirty pots as there is not a huge amount room.
The large green area is fantastic! We arrived on a sunny afternoon, and it was full of all ages playing footy, frisbie and learning to ride bikes; people were eating picnics on it and the hum of chatter made us feel as if we were on our local park. It states no ball games, but this doesn't seem to be worried about unless the games become to large/rowdy. It makes for a lovely family atmosphere.
Regarding RAF Cottesmore - this is now an army base, and one morning we did experience a large amount of rifle noise, but it wasn't dreadful. Otherwise the site is surrounded by fields, and - blissfully - skylarks! What a wonderful sound! And we saw a Red Kite on several occasions.
There is a lovely walk to the village, literally 5 minutes. This brings you out by the first pub in the village, The Plough. We had a lovely meal here, although we did have a bit of a wait as they were unexpectedly busy. There are 2 other pubs and a shop/post office in the village. In the village of Cottesmore is a chippy, which we didn't use.
We visited Melton Mowbray (not very inspiring except the market) Melton Country park - brilliant for a walk, Twin Lakes and Leicester, again for the market and the Richard III exhibition.
We decided to stay an extra night, and this was done swiftly, even though the site was so busy.
Oh - you MUST buy the eggs - double yolkers, mmmm.
We had a lovely time at this site, and would definitely return if in the area.

An extremely well thought-out and run site!
A large site with many pitches, but the pitches are spacious. Well established and well-maintained landscaping makes it very comfortable.
Security barriers and swipe card for entry/exit.
Separate adult area, and even 'rally' area. Even the 'doggie shower' indicates the thoughtfulness that has gone into this site. Plus they have plans for other enhancements, so this site is obviously doing well.
It's as good value as many other lesser sites we've visited.
It's a 2 mile drive around from the picturesque village of Greetham, but there's an easy walk back down a lane into the village. It has 3 pubs and a shop/Post Office. Oakham and Stamford are nearby for more shopping and are pretty too.
I'd certainly return to this site if passing through the area again,
